The Colorado Springs Real Estate market is always changing, and each Colorado Springs neighborhood changes in a different way. This is a comprehensive update on how average home sale prices in Colorado Springs compare, from the month of April in 2005 - 2008. I only am comparing April sold data from year to year. The areas that I chose to compare were large parts of Colorado Springs with similar homes within the area and plenty of real estate activity from 2005-2008.Black Forest Colorado Springs Real Estate Market2005: $296,324 2006: $343,178 2007: $324,232 2008: $415,499 Although there was a decrease of -6% from 2006-2007, the Black Forest real estate market saw an average sale price INCREASE from 2005-2008 of +40%.  That is an average of 13% increase a year!Briargate Colorado Springs R...

In Colorado Springs, it is often said, ‘If you dont like the weather, just wait a minute.'Example:Yesterday, April 30, 2008, it was almost 80 degrees out. I was wearing a tank top and flip flops.  University Park is located off of Union between Austin Bluffs and Academy Blvd.  The area can be accessed off of Academy or Union.  Many of the homes in this area offer privacy while still being able to enjoy nearby conveniences.  There are no traffic lights when leaving University Park so getting out can be a little tricky during high traffic times especially if you are turning left!  This neighborhood is near University of Colorado at Colorado Springs (UCCS), many shopping centers and restaurants on Academy, and not far from the hospitals.  There has been quite a bit of construction taking place on Austin Bluffs and Union but when it is finished, traffic will flow more smoothly through that busy intersection of Colorado Springs.
