Foreclosures Colorado SpringsInterest rates are once again at record low levels and the stock market is looking pretty scary, so now more and more investors are looking to buy real estate in Colorado Springs area. One of the best places to invest your money is in foreclosures and bargain residential real estate in Colorado Springs or the Pikes Peak area. The Colorado Springs Foreclosures are at an all time high and there are many properties to choose from. The current market conditions in Colorado Springs make it a perfect time for a small investor to purchase one or more foreclosure properties for their primary property or for rental or resale. Colorado Springs Homes For SaleThe single most important purchase that you will ever make is your house. While making a solid investment is ideal there are many affordable new homes on the market today. You can consider different housing options that can offer urprisingly low monthly home mortgage payments that are quite manageable. Many people believe that affordable new homes don't really exist. However, you may be surprised to discover that you may be better off buying new rather than renovating an existing structure. With a little planning and forethought you may find that you can even build your house from the foundation up for relatively little money. While the dream of building a house is prominent for some others find that they just want to find affordable new homes that are in mo...

Pre foreclosures are known as properties that have reached the final stages before they get repossessed or taken back by the lender or bank.  The owner is still in complete control of the property or home, although the bank or lender will repossess the home if the owner doesn't attempt to rectify the situation.  Normally, if the owner makes things right with payment, the pre foreclosure will settle and things will go back to normal. When buying real estate, there are several benefits to pre foreclosures.  Although there are several ways that you can buy a home, pre foreclosure is one of the best.  Even though it is one of the best ways to buy property, many people miss out simply because they aren't familiar with pre foreclosures and all of the benefits that come with them. The best thing...

Oak Valley and Oak Valley Ranch are Colorado Springs neighborhoods that are nestled in the foothills of the Rocky Mountains in the northernmost part of Colorado Springs School District 11. Wildlife is abundant in theses areas, and it is more common than not to see a herd of deer and multi-point buck roaming throughout many homeowners' back yards and driveways. If you are lucky, you will also see the occasional fox or big-horned sheep wandering around. Just be careful for the mountain lions!Neighborhood Boundaries:South: Allegheny Drive and Mountain Shadows neighborhoodWest: The Rocky MountainsNorth: Peregrine NeighborhoodEast: Centennial DriveThese neighborhoods are:Just south of the United States Air Force Academy < 15 minutes from Downtown Colorado Springs Directly across Centennial D...

With so many pre-foreclosures in Colorado Springs, many of the homes buyers want to see that I have been working with are short sales.  A few weeks ago, one of my client's sent over 10 MLS numbers to give her more information on and 6 out of the 10 were short sales!  I educate my buyers about short sale properties and advise them not to put an offer on one if they have to be in a home by a specific date since short sales  can be time consuming.  If the they have all the time in the world to find a home and wait (I don't know too many buyers who meet that criteria) then a short sale may not be a bad idea.  Nonetheless, my buyers often still want to go see these short sale properties because they are looking for a bargain (which is not always the case).  Many of the short sales I show my ...

Crown Hill Mesa is located just west of 8th street and south of Highway 24. It is about halfway between Fort Carson and the Air Force Academy. This newer area has homes built in 2000 to brand new homes (John Laing Homes). The neighborhood also has a great park and playground with a skate ramp for the older kids.  The views of the city and mountains are terrific! It is conveniently located near downtown Colorado Springs and Bear Creek Regional Park. There are many great Mexican restaurants in Colorado Springs and Fiesta Jalisco is one of them!  The first time I noticed Fiesta Jalisco I thought it was a take-out place; it looked small from the outside like the other shops so I didn't try it out for a while.  I'm glad I finally did, because it is conveniently located and has great food!  Off of Stetson Hills and Powers in the area of the King Soopers shopping center you will find it (a few shops down from the Starbucks).  The restaurant is very spacious and can seat large parties.  Take-out is also available if you prefer.  The menu has plenty of variety including vegetarian dishes to choose from.  Prices are reasonable and the portions are generous; you will probably have leftovers to take home!  The Picadillo (shredded beef) is ver...

On our last post we touched on why it's important for homeowners to be absent during showings.  Buyers are uncomfortable when the sellers are present.  They feel awkward expressing their dislikes. They're being judgmental and they know it, and don't want to be judged on their judging."Nice" people won't want to hurt your feelings.  They are likely to say complimentary things about your home to your face, even if it's not a good fit for them.  The buyers also need time to take in your house, from their perspective.  You may feel bound to point out all the wonderful features of your home, but they may not even be important to the buyers.  Besides, your agent mentioned all the good points in the listing - which likely resulted in the showing, - and it's the buyers' agent job to point out t...

Wow, my very first blog.   I know I may be behind the times, but I'm soooooooooo excited about blogging.  For the last year, I've joked with my clients that I need to start writing a book about being a realtor.  Needless to say I gave up on the book idea, but a blog seemed perfect. So, what is life like as a realtor in 2008?  In several words, you need to be flexible and persistent at the same time.   Colorado currently has its fair share of foreclosures and pre-foreclosures; some may even say we have a big foreclosure problem here.    (Last time I saw the statistics, we were #5 in foreclosures in the US).  I'd never planned on getting involved in foreclosures, but in the span of the last year I've helped a variety of buyers with HUD properties, bank-foreclosures, and short sales.  And ...
