The Colorado Springs Housing Market  did not see much shift from December 2007 and January 2008.  There was a little movement in average and median sales price, homes for sale are still selling around the 3 month mark. The new Colorado Springs neighborhood of Flying Horse is beautiful and is located in Northgate and is home to the Flying Horse golf course and the K-12 Discovery Canyon Campus. We drive through Flying Horse on our way to our office (in Gleneagle) and are in constant awe of how beautiful this neighborhood is becoming.     In the Colorado Springs Market in the last week I have have a rush of buyers start to look and just maybe they are talking about writing a contract.  I almost have forgotten how to write a contract and now I have 5 new clients that are getting very close.  Our company has seen a rise in showing on our listings has gone crazy.  On my one listing alone I have seen 7 buyers and 2 very serious.  Let's thank the Fed for lowering the rates even though we all know that Fed rates don't reflect the mortgage rates.  I am just trying to reinforce the point that now homes are on sale, rates are super low, and now is the very best time.  Lets get out there and sell and prosper.  Search Colorado Springs MLS

West of I-25 and south of the Air Force Academy is another area of Colorado Springs that has grown rapidly in recent years and offers a variety of attractive housing options. Rockrimmon, with its rolling hills and dramatic bluffs, saw most of its development from the late 1960's through the 1980's. Its diverse housing stock includes apartments as well as town homes and single family residences priced from $150,000 to $450,000. Early northeast development like Rustic Hills, Village Seven, Garden Ranch, Vista Grande, Erindale, and Falcon Estates extend northward along Academy Boulevard. Derek and I had the opportunity to spend the day showing homes for sale to an awesome couple from Deluth, Minnesota today. They are out here for a couple days to figure out exactly WHERE in Colorado Springs they want to live. Derek and I met Mr. and Mrs. S in the morning and began our tour of homes for sale. This tour consisted of town homes in Rockrimmon, single family homes for sale in Oak Valley Ranch, town homes in Pinon Valley and town homes for sale in Holland Park.It was amazing the variety of homes that fit their criteria. Some were in amazing condition - model like even, while others were, well, NOT model-like whatsoever. You have got to be kidding me. I just receive a new rate sheet and a 30 yr. fixed is less than 5.5% with no points. These are the kinds of rates that fueled the last go around of a great market. In our market we saw a slow down for the last 18 mos. or so. The rocket fuel has fumes leaking and I feel that we are going to go up in flames quick. I just know this is going to get going. Many people are talking that the stock market is not the place to be right now, bonds are no good, and real estate is cheap. My guess, the banks are ready to lend to good people and are all but giving money away. The new FHA rules are looking more and more like a zero down option with talk of a 1% down payment. In 2007, the Greenhaven Real Estate market shifted right along with the rest of the city. The beginning of the year brought us the final John Laing brand new sales of the neighborhood. In a neighborhood of just under 250 homes, 8% (21) of the homes sold. It looks like the most homes sold in May, August and December and the average days on market for homes that sold were 107 days, or 3 ½ months. The average sale price for homes that sold was $265,611.
