There was a meeting yesterday of the Independent Brokers Forum at the local board of Realtors (Pikes Peak Association of Realtors).  Two of the hot topics were the following:The first has to do with short sales.  Many brokers have never done a short sale from either side of the transaction and are concerned about the time it takes to get one done.  In this current market we need to be more open to doing things a little differently.  A typical contract can close in 20-30 days but not with a short sale.  If we are open and honest with everyone involved in a short sale transaction about what kind of time it will take to get bank approval, I think we will all benefit.  The second topic and the more surprising to me is what is happening in the rental market.  I talked to two successful prope...

Some of the fondest memories I have are of the years I spent in Germany.  I felt very much at home. Most Realtors and certainly most people in the general public don't know what resources are available to them when they are times of need.  Take the local foreclosure hot-line for example.   It is officially called Pikes Peak Foreclosure Prevention Partnership (PPFPP).  PPFPP is run by a group of local volunteers that are experienced in the real estate industry.  The local members are Realtors, Loan Officers, attorneys, and title reps.  When people are facing foreclosure or have general foreclosure questions they can call the hot-line and they will be directed to a trained counselor for further assistance.  The number for the hot-line in Colorado Springs is 719-444-8833.  There is also a state run number which is 1-877-601-HOPE.  I have been involved with the group for about a year now ...

This is an update to my previous post: New Habitat for Humanity Neighborhood at N. Powers Blvd. and E. Woodmen Rd. (Colorado Springs, CO). Today, while running a few business related errands with my youngest son, he fell asleep. So, I decided that this would be a great time to drive by the proposed Woodmen Vistas to get a visual of where this new neighborhood would actually be. Of course, it is still only one very large mound of dirt. The city of Colorado Springs has approved a new Habitat for Humanity development in Northeastern Colorado Springs. This new neighborhood will be called Woodmen Vistas and will consists of a little over 9.5 acres and have 3 building phases totaling 67 single family detached homes on lots between 3,325 sf - 13,210 sf. It will be located just north of Woodmen Road, east of Tutt Boulevard and south of Sorpresa Lane, and to the south of the neighborhood of Cumbre Vista. There is a lot to love about Greenhaven, and here are a few interesting facts that you may find interesting...If you walk around Silverwind Circle once (on the outer sidewalk) you will walk .7 miles.To the north of Greenhaven will be the new Falcon High School. Who says that Colorado Springs doesn't have culture? The Colorado Springs Fine Arts Center is having their "Extremely" Grand Opening August 2nd-5th. The Fine Arts Center has spent 28.4 million dollars on renovations and is celebrating with The Eclectic Eye Exhibit: Pop and Illusion. This exhibit features selections from Frederick R. Weisman Art Foundation with over 150 selections from numerous artists such as Andy Warhol, Roy Lichtenstein, David Hockney, and James Rosenquist.
