This morning, the Lower North Fork Fire in the Conifer/ Evergreen area was only 45 percent contained. 6-square-miles of beautiful terrain and 27 homes are burned down to the ground. 900 people have been evacuated since Monday due to a "prescribed control fire". What kind of control is that? At least Governor Hickenlooper suspended this kind of control fires for now. But how is it possible to start a fire with the dry conditions we had for the last few weeks. Absolutely irresponsible  decision making! If the state is found liable for the disaster, they would have to pay a maximum of $600,000 total for all victims to split because they are protected under state law from expensive liability. So far two people are dead and one person is missing. And the weather forecast looks bad for Saturd...

Piano Meadows is high above Conifer and accessed through the Shiloh subdivision in the Richmond Hill area.  This is a secluded community I like to call a hidden gem in the Rockies.  Although the neighborhood feels as though it's miles from anywhere and on top of the world-- it is actually an easy drive of only a few miles to US highway 285. Well I'm encouraged by the recent year-end sales statistics for the mountain area I call home.  Just 35 minutes from Denver in the front range foothill communities of Evergreen, Conifer, Golden/Genesee, Indian Hills, Morrison and Pine, the overall impression I got is that we faired pretty good in a "down market".  Most of the area only lost single digit percentages in median home values.  The south side of Evergreen took the biggest hit losing 11.5%.  This is to be expected since that area only lost 1% in value from 2007 to 2008 when values really took a hit all around.  The number of sold homes versus 2008 were fairly even.  Compared to hundreds of less homes sold in 2008 versus 2007....I'm pretty happy about these results. 2010 has started off busy for me.  I've acquired 7 new buyer ...

With my office in Downtown Evergreen, I get a lot of folks visiting from out of town who are curious about the convenience of living in the Foothills of Denver, Colorado.  The biggest concern I hear is "how long will it take to get anywhere from Evergreen/Conifer.  During my discussions, I always find out where their job takes them.  Do they have to commute to DTC (AKA the Denver Tech Center off I25 near Hampden) or Downtown Denver, or do they fly out from the airport on a regular basis.  Some may even work in the Golden area.  Because Evergreen is so expansive, I always try to get a sense for my client's patience level when commuting.  Everyone is different as I found out pretty quick when I moved here from the San Francisco Bay Area 6 years ago.  My first office was at I25 and 470 in...
