Salida Colorado Home Prices: Down Valley Area - Cotopaxi. Sept 2013   Cotopaxi Colorado is slowly recovering.  The number of active listings in Cotopaxi (81223) increased by10.5% from the previous month. Folks are beginning to list their homes again. Having listings increase faster than sales indicates that we are still in a buyers market.. lots of inventory to choose from.  The median number of days active properties have been listed is 126. By comparing these price trends, you'll have a good idea of where the market is heading. The median listing and sold property prices are calculated based on the market activity each month.  The number of active listings in Cotopaxi (81223) increased by 1.3%from the previous month. The median number of days active properties have been listed is 108. The number of sales in April dropped by 28.6% from the previous month. Cotopaxi Colorado and Salida Colorado: Real Estate Market Differences Cotopaxi Colorado has a very tiny town center but a very large geographic area with lots of areas to either buy or to play (Public land in every direction. About 1/2 of the homes in the area are considered vacant... they are vacation homes.  Many folks withinmore a day's drive want something affordable and beautiful to compliment their urban lifestyle. Salida Colorado, on the other hand, has fewer 2nd homes. Many start out with a second home until they retire or sell their first home. If you want to rent in Cotopaxi to get a feel for the area, good luck. Cotopaxi Colorado Homes for Sale: A Charming, Rural Area 25 Minutes from Salida Cotopaxi is one of my favorite areas surrounding Salida Colorado. It is 1/2 way between Cañon City and Salida. The drive either direction is stunning..cliffs, huge rocks, mountains and the Headwaters of the Arkansas River winding along at your side. I never get tired of that drive.  The town of Cotopaxi is basically 2 buildings. The store/restaurant/gas station/hardware store is the town hub. Across the street is a liquor store and a health club. Neighborhoods near Salida Colorado: Cotopaxi CO and Texas Creek CO Cotopaxi COTwenty five minutes south of Salida Colorado, Cotopaxis has a population of about 2047 (counting Texas Creek). Almost all of the inhabitants live in the outlying areas.  Similar to Salida CO and Howard CO, the early settlers, besides the Utes, were coming to work in the gold mines and for the railroads. In 1882 there was a large Colony of immigrant Russian Jews in Cotopaxi, Colorado,  fleeing oppresive conditions in Poland.   Yes, really. This lovely cabin was built in 1896 with a master bedroom added later. The owner lived in it year round for years until her husband died and now she wants out. She will even consider owner financing. The place has 1 bedroom, a living room, large kitchen/eating room and a bathroom. The home is powered by solar and is heated with electric heaters and wood. The bathroom has an Envirolet in it but septic and a standard toilet could be easily added.   Vacation home or year round... this is the best deal in Fremont County.

Cotopaxi Colorado is located in Fremont County, it sits right on the Arkansas River about half way between Canon City and Salida. The small town has a large community, that is to say, the town is small but the people spread out around it is large. It's very common to see Big Horn Sheep on trip either up or down the hill on highway 50 around Cotopaxi. And there is rarely a day you don't see somebody out fishing the river.
