Greetings from Crested Butte,It is no longer a secret that Upper East River Valley residential real estate prices are rising and it is getting expensive to buy a house or condo here. What many don't know about our local market is the opportunity to buy land including subdivision homesites, larger acreage and ranch land offerings. Today, our market's best value proposition is unimproved land. Obviously you'll need to build a house to complete the process but when you receive that certificate of occupancy you'll likely have an asset with solid equity built in.Why is purchasing land a great play in the Crested Butte area? Land values have not rebounded like home values. With the exception of the Town of Crested Butte where land values are the highest they've even been due to absolute scarc...

Happy New Year from Crested Butte,Where are all the new or updated homes and condos for sale? It is true our local real estate market continues to perform in an impressive manner but the storyline from 2019 is all about the rising yet unmet demand for "new" and "updated". Today's Crested Butte home buyers are shopping but not exactly finding what they are looking for. What is missing from our marketplace? Newly built or expertly remodeled homes and condos with fresh interior designs, modern materials and layouts. Yes, there is plenty of construction going on around the valley. But much of the build activity today involves custom homes for individuals. Demand for custom homes is so strong that local contractors are breaking ground during winter, pouring foundations and framing buildings ...

Greetings from Crested Butte,Thankfully, the snow has arrived in our valley and the ski resort is preparing for opening day on November 27th and the Thanksgiving Holiday. People that live in ski towns get emotional over things like the promise of another ski season, snow totals on the Pow Cam (6 inches this morning), and long lift lines. People also get emotional over things like jobs, wages and affordable housing. In Crested Butte, emotions are running high. Housing is getting expensive again and more people than ever want to make a life here.It was not that long ago the local housing market was digging out of that nasty multi-year recession. From  the crash in 2008 to 2012 we struggled to sell anything to anyone. Our sales volume was as low as investor confidence. In 2012 our total re...

Greetings from CB,Wow! What a ski season! With the addition of Crested Butte to Vail Resort’s Epic Pass this year, skiers (actually many skiers) from all over visited us for the first time. I think the resort put on a pretty good show. Almost 200 inches of snow fell after February 1 creating dreamy ski conditions all over the mountain. It is a true blessing from Mother Nature now and for our immediate future. The area rivers, lakes and reservoirs should all benefit from what I assume will be a very robust spring and summer run off.OUR REAL ESTATE MARKETIn 2019, the snow totals skyrocketed but our local real estate market cooled a bit. Year-to-date, the market realized 27 residential sales but a notable $20 million in volume. Another 32 residential properties including condos are under c...

Peaks & Valleys - February 2019Greetings from Snowy Crested Butte! When I explain our local real estate economy to inquiring minds I tend to use the "peaks and valleys" metaphor. When you hike, bike, or ski around here you are either going up or going down. Sometimes you hit a flat section but not for very long. Gunnison Valley's real estate market (and our economy) is no different. When Triple Peaks purchased the ski resort in 2004 real estate and tourism were at the bottom of a valley. Before they took over the resort, it was just a friends and family real estate marketplace. People bought houses or built something new because they already had a deep connection to the valley and simply needed a roof over their heads. The economy was soft and harshly seasonal with limited year 'round job...

Happy New Year from Crested Butte! The snow gods have blessed our mountains this winter. One of our better starts to a ski season, Crested Butte Mountain Resort has received 81" of snow so far and the skiing has been fantastic during the holidays. The 2018 real estate market in Crested Butte is also blessed. Why? Sales volume was steady but activity included a serious sprinkling of impressive sales price records thrown in to spice things up. With comparable sales numbers to 2017, our local market continues to perform. Investment levels were impressive across the market place and values for residential properties remain strong. No doubt prices for homes and condos are high but there are still opportunities for would-be investors particularly for land and homesite offerings. Read last month...
