The Historic Ute Council Tree Delta, COIf this tree could speak it would have many stories to tell. It's over 200 years old and stands tall near where a Ute Indian Trail use to pass from the Uncompahgre Plateau to Grand Mesa. Also nearby there use to be a trading post for trappers and Indians. It was called Fort Uncompahgre. It's a stately cottonwood tree still holding it's own near the confluence of the Gunnison and Uncompahgre Rivers. It's surroundings have changed quite a bit over the last 100 years. Instead of prairie grasses and wildflowers, the tree is now surrounded by homes. The Ute Council Tree is a Colorado Landmark. In the days before the settlers and trappers, the Ute tribes use to meet under this tree. It's the place where Chief Ouray and his wife, Chipeta met with the sett...

What's My Stone Mountain Village Home Worth...May 2015The Stone Mountain Village real estate market has taken a turn for the better over the last year. Home values have risen at least 29% since the fall of last year. What has really helped this Delta, CO neighborhood recover is the reduction in the number of foreclosures. To determine a market value for your home, you want to look at the sold and listed properties. In this rural area, we sometimes will search back one year for the sold properties. The listed properties are your competition on the market, and the sold properties are an indication of what a buyer will pay for a home in your neighborhood. Of course upgrades and other features of your home are also taken into consideration in pricing. Here's a look at the current inventory ...

Back in the early days, the area was known as being at the edge of the cedars, and that is how Cedaredge got it's name. Our population is around 1600 people. No there isn't a zero missing. Cedaredge is truly a small town. Now that you know a bit more about Cedaredge, let's have a little fun. You might be from Cedaredge if...The sun shines 320 days out of the year. The Grand Mesa is the prominent feature on the skyline. The start of hunting season is almost a holiday. Applefest is the biggest social event of the year. Traffic jams are only caused when someone is herding cows or sheep down the road. Your daily commute t...

Delta County Board of REALTORS® Attend Local Home and Garden ShowThe annual Home and Garden Show is happening this weekend at the Bill Heddles Rec Center. The Delta County Board of REALTORS® saw this as a great opportunity to reach out to the public and share important information. The group's booth is down the hallway that runs along the side of the gym. Local real estate professionals are there to share handouts on lead based paint and information on what makes an agent a REALTOR®. This is also a great time to talk with a REALTOR® about the local market, and to get your real estate questions answered. I've lived on Colorado's Western Slope for over 24 years. I love this area and all it has to offer, and I enjoy sharing what I know about my home. As a REALTOR®, I also love to share my ...

Two Dog Parks are A Few of the Amenities at Confluence Park Delta, COConfluence Park really does have something for almost everyone. Even our four legged friends. There are two dog parks near the lake on the north side. There's a smaller fenced area for smaller dogs and a larger fenced area for...you guessed it...larger dogs. If you are traveling through the area, this is a handy rest stop for both you and your dog. Human restrooms are nearby, and your dog can get a break and stretch it's legs, too. The locals find the doggie parks very handy, and it's a great time to socialize with your friends, and others, while your dog has social time, too. Take some time to explore Confluence Park. It's a beautiful park with open and wooded walking trails and views of Grand Mesa. Your dog is welcom...

First Time Delta, CO Home Buyers Just Received a Wonderful Opportunity Today a really neat couple closed on their first home. This is a new experience for them, and all I've been hearing for the last few days is how excited they are and that they can't wait. The excitement is contagious. I'm so happy for them. The closing went smoothly, and now this couple owns their first home. I helped this couple pick out a few homes that would work for them, and it didn't take them long to find "the one". This sweet, solid little house has the three bedrooms they need and an acre of irrigated ground. Mrs. Buyer has horses, and now she won't have to pay to board them. With a bit of yard work, this house will look nice again. Buying this home will actually save this couple some money over renting. Who...

What's My Fox Hollow Delta CO Home Worth? April 2015 To determine market value, it's necessary to look at the real estate activity in your neighborhood. I would study the sold homes and compare that information with the properties listed on the market. Competitive pricing is the key to getting your home sold quickly.  The Fox Hollow real estate market has been slow for the past two years. So far this year, one property has sold and it went for $200,000. When the neighborhood market is slow, I branch out and search similar neighborhoods for sold and listed properties.  At this time there are six houses on the market similar to your Fox Hollow home. That isn't a lot of inventory for Delta. Prices range from $229,000 to $279,900. The average listed price is $243,300. The average days on ma...

What's My Emerald Hills Delta, CO Home Worth? To find a price range I look at listed and sold properties in your neighborhood. The listed properties are your competition and what your property will be competing directly against if you put it on the market. The sold properties are a good indication of what a buyer will pay for a similar type of home with a similar location. Of course there are other factors that must be taken into consideration, too, like bedroom and bathroom counts and house size. There are a lot of the things I consider when determining a price range for your home.  Real estate activity has been fairly good in Emerald Hills over the last year. Here's a look at the listed and sold properties from the last year.  Seven homes have sold.  Prices range from $122,529 to $163...
