The first stat I look at every morning as I sip on my first cup of coffee is the first page of the backend of my MLS. I have this chart set to the last 7 days in the Denver Foothills (Evergreen, Conifer, Morrison, Bailey and Golden CO). I understand the title of this post is "Evergreen CO real estate market...." but Sometimes the sampling from sales in just Evergreen are too small and don't give us the full story. Evergreen, CO is a great mountain town just west of Denver. With its close proximity to the ski resorts and Denver it makes it a very desirable and sought after area for homes and real estate. Just like any area Evergreen is thought of as having a norht and a south. The north side is for people that commute to Denver or ski all the time because of its easy access to I70. Just like the rest of the country Evergreen, CO is feeling the pressure of low inventory. The new listings in the the Denver Foothills have not started to hit the market. The number of active listings in the Denver Foothills is about 10% of what was actively listed July 2011. In July of 2011 we had 1291 active listings and today we have only 146 active listings in Evergreen, Conifer and Bailey combined. What is surprising is that even with the lack of inventory we are not seeing complete control by the sellers. It is a seller's market but buyers are being smart. We saw some crazy behavior by buyers last summer. It was the same sort of thing you see with a tech IPO on the stock market.
