I recently read an AR post focused on the value of Open Houses in today's market.  What the selling public needs to understand is that most buyers, over 90%, are using the Internet to get information during their home buying process.  In the latest NAR Buyer and Seller Profile report, Open Houses didn't even make the list of places a buyer found their next home.  We are taught early in our real estate career to use the Open House as a way to find new Buyer clients.  I can see the mindset in Sellers beginning to change as they understand the most effective ways to market their home.  Just as this post mentioned, an Open House creates a number of security challenges as well.  The bad element will use these opportunities to steal or scope out the property for future theft.  Agents are then...

El Pinal is located in North Evergreen, CO and accessed from the east side of Stagecoach Road and Highway 74- The Evergreen Parkway. Homes in El Pinal are typically some of the most affordable homes in Evergreen and have a variety of first time home buyer homes. Who says the real estate market is quiet during the Christmas holiday???  I went under contract with a Buyer on a home in Conifer, Colorado last week and submitted another contract for Buyers on a home in Littleton, Colorado this week.  Realtors who believe Sellers don't want to sell and Buyers don't want to buy during a holiday could be missing out on opportunities.  I used to feel that way in my earlier years in the business.  If our income was more predictable and consistent, it would be easy to relax....IT'S NOT...so I say keep your ears and eyes open for those consumers who aren't swayed by a holiday. Evergreen West is the community along Stagecoach Road west of Highway 74 (Evergreen Parkway) and up Witter Gulch Road in Jefferson and Clear Creek Counties.  Homes in Evergreen West have some of the best views anywhere and the highest homes here have the highest elevations of any Evergreen real estate. Homes in Evergreen west are accessed from Stagecoach Road and Witter Gulch as the primary arteries although there are quite a few side roads as well including Snyder Mountain Road which has quite a few homes clustered on and around it. Brook Forest in South Evergreen has homes for sale in Jefferson County and Clear Creek County.  These are mountain homes to be sure! The history of Brook forest dates back to the days when writers and artists would use the beauty of this wonderful area as inspiration for their work.  As such many of the homes in Brook Forest are smaller cabin style homes including a few one bedroom one bath homes!  That said, there are also custom homes and a little bit of new construction here and there.  There's an old rumor that Jesse James buried some loot in Brook Forest but I have not run across any...  Yet. Evergreen Park Estates is located just south of Wilmot elementary school in south Evergreen.  Typically these are older homes in a gently rolling mountainside setting although there are quite a few homes in the lower meadows close to Buffalo Park Road. Many of the hoes are horse properties of an acre or two with some larger sites here and there.  There is very little new construction since the community was developed in the 1960's-- most sites have already been built on.  However, there are quite a few remodels. Hiwan Golf Club is located in North Evergreen just east of Evergreen Parkway and across from the beautiful Elk Meadow Open Space Park and Bergen Peak. Homes in the Hiwan Golf Club are nestled into a nicely wooded hillside with easy acces to all of Evergreen's amenities while allowing for quick access to I-70 making for a short Denver commute 30 miles east and frequent trips to ski country about the same distance west. Hiwan is Evergreen's largest community with a rich history reaching back into the homesteading years and ranching heritage of Colorado.  Stretching from close to old downtown Evergreen north almost to I-70 the Hiwan communities represent the broadest variety and widest selection of homes through many different styles of neighborhood. The Lodges In The Ridge At Hiwan in Evergreen represent some of the finest condominium living available in Evergreen.  The Lodges are visible from Evergreen Parkway as you round the big curve just South of Kerr Gulch and descend toward Bergen Parkway.  On your left just above Bergen Valley Elementary School is the Lodges (well, there is also Ridgepoint at hiwan-- now called Elk Trail condos as well)  The lodges are the darker stained units. With my office in Downtown Evergreen, I get a lot of folks visiting from out of town who are curious about the convenience of living in the Foothills of Denver, Colorado.  The biggest concern I hear is "how long will it take to get anywhere from Evergreen/Conifer.  During my discussions, I always find out where their job takes them.  Do they have to commute to DTC (AKA the Denver Tech Center off I25 near Hampden) or Downtown Denver, or do they fly out from the airport on a regular basis.  Some may even work in the Golden area.  Because Evergreen is so expansive, I always try to get a sense for my client's patience level when commuting.  Everyone is different as I found out pretty quick when I moved here from the San Francisco Bay Area 6 years ago.  My first office was at I25 and 470 in ...

   After 5 years of helping Buyers and Sellers in the Foothills of Denver Colorado, I have a pretty good idea of what the challenges are.  For this post, I will focus on selling a home here in the Evergreen, Conifer, Pine, Bailey, Genesee, Morrison mountain communities. Everyone knows "Location, Location, Location".  That's very true and in the mountains it takes on a number of other variables.  Access, Topography, Elevation, Sun Exposure, Road Maintenance, Non Public Utilities.....these factors, in many cases, carry more weight than the Floor Plan, having Granite, or Views.  Because I have helped so many buyers in the mountains, I feel very comfortable advising my selling clients how these nuances will impact the value of their home.
