Luxury Foreclosure in Peyton NEAR Colorado Springs I'm a little remiss in writing this, but last week I previewed luxury foreclosures in the Falcon and Peyton area. Found some great properties out there; most of them didn't look like they had ever been lived in. First of all, the majority of Falcon and Peyton makes me feel like I'm back in Kansas again (which is where I grew up). Most of the lots are flat, you can see forever to the east, but they do have great views of the Front Range and Pikes Peak. The properties I looked at ranged anywhere from $313,000 to $569,000.  I had a couple of them that were my favorites; but the one I like the best was on Gilbert Drive in Falcon/Peyton.   What an amazing property! Since there has been a bit of comments on my first post Warning...Colorado Springs Sales Tax Increase possible in 2008, and some new background information appeared in this weeks Falcon Herald, I thought a follow on post was warranted. In my previous posting, I question the motivation behind so many government services being funded by sales tax instead of property tax, as is more often the case on the East Coast.  Presentatoin of some history is needed to understand how El Paso County and Colorado Springs got to where we are today because several factors beyond TABOR are at play. Falcon is a small town located in unincorporated El Paso County, Colorado. This area is located about 15 miles northeast of Downtown, Colorado Springs and even closer to areas like Powers and Briargate. Falcon held steady in the month of August. Numbers softened a bit but all in all things held steady. Here are the numbers. July 2008 was a lack luster month for Falcon, Colorado. There is an 8 month inventory of homes in the Falcon area. This clearly puts Falcon in Buyers market. On the upside, 27 homes sold in the Falcon area for the month of July, account for 3.2% of the Pike's Peak market, for the month of July. The heavy marketing effort being put forth by The Banning Lewis Ranch has to be hurting the Falcon market. Banning Lewis is closer to Colorado Springs proper and the area has a stronger line up of amenities. We'll watch Falcon into the Fall to see if there is any improvement.
