Planned growth at Colorado State University will most likely lead to increased multi-family development, increasing rents, and pressure on residential neighborhoods in Fort Collins CO over the next ten years, according to a recent story in the Northern Colorado Business Report. Last fall, CSU's enrollment was approximately 27,500 students. That number is expected to increase to 35,000 over the next 10 years, and the University's housing plans will only accommodate a small percentage of that growth. With vacancy rates at extremely low levels already, and rents showing a strong upward trend, the likelihood of additional private multi-family development is high, as is the expansion of student housing opportunities to areas further from the university. We frequently run into the need to do some heavy lifting in our business, whether it be moving some staging furniture into or out of homes, getting rid of some heavy junk, or doing some serious yard work. And if it isn't us, it's our clients or fellow agents who are faced with this. I "retired" from the moving business many years ago, after a couple of episodes of helping friends move that resulted in pulled back muscles and smashed fingers. And the older I get, the less inclined I am to feel guilty for being unavailable when similar opportunities arise. But fortunately, we've found a great alternative to hiring expensive moving companies for smaller jobs. Fort Collins is a college town - home to Colorado State University, with an enrollment of over 20,000 students, many of whom are lar...

Fort Collins CO – The Stop Foreclosure Institute recently received a question from Katie. Here was her question. "I am an agent and I am helping someone short sell their house. X Lender (to remain unnamed) claims that they have sent a short sale package to the seller a couple of times. But, they haven’t because my customer has never received anything. What can I do? They won’t start the short sale process until they receive the filled out package back from the seller. Katie.” Click here to discover how other sellers successfully did a short sale and avoided foreclosure. Here was our recommendation to Katie. Katie, you need to find out who owns the loan. Most likely it isn’t X Lender. Then, tell the lender representative person that you will contact the loan owner direct and let them kn...
