Christmas 2006 still had 15 inches of snow on the ground still left over from the winter storm that occurred on the 21st and 22nd.  There was even a small amount of snowfall on the day that Saint Nick does his famous ride.  In fact...December 2006 became Denver's 3rd snowiest December in Denver weather history since 1882.  The month finished with a whopping 29.4 inches which was 20.7 inches above the normal of 8.7 inches.  The irony of December 2006 is there were only 4 days with measureable snow...20.7 on the 20th and 21st and 8.0 inches on the 28th and 29th.  Temperatures on Christmas Day 2006 ranged from 43 degrees down to 11 degrees.  Are we looking at a White Christmas 2007?AND...  Christmas trees are edible. As of Dec 19 we have about 900 Single Family Detached, with 120 under contract. So of 911 homes only 29 are bank owned/REO, and 10 of those are under contract. There are much higher foreclosure rates East of us, in Weld County.  When staggering numbers of Weld are added.2500 sfd currently on the market, only a 100 under contract and Bank Owned?.... 349!, Lumping the two locales together paints an inaccurate picture of our market.

Four items face planning, zoning board, an article from The Coloradoan, reports that Fort Collins planning and zoning board will consider a convenience store with a gas station and fast food restaurant, a long-term care facility and Colorado State University's plan for a research campus on the southwest corner of Interstate 25 and East Prospect Road.  The plan for CSU's research campus includes 25 acres for AVA Solar, which would manufacture solar photovoltaic panels and promises to bring between 600 and 700 jobs to Northern Colorado.  Kevin Frazier plans to develop the long-term care facility on 19 acres north of East Vine Drive.  Known as Liberty Farms, the facility includes 50 independent senior-living units and 250 units of mixed care.  The convenience store, East Ridge C-Store, is ...

WOW.  Next week i will be filming the first part of the House Hunters TV show featuring My clients and Myself.  This should be a very fun experience!  I can't believe how lucky i am to be doing this.  My clients are really pumped too.  It should be cool to be able to show their kids (when they have some years from now)  how mom and dad picked out and purchased the home they are in on a TV show.  If you have not seen the show check out the premise and watch 5 minutes of an episode at http://www.hgtv.com/hgtv/shows_hnt/  I hope to have my filmer following me around and taking pictures of the process but i am not sure that house hunters is ok with that.  If they are i will be blogging the progress here.  We will be looking at houses in the Beautiful Historic area of Old Town in Fort Collin...

According to NAR, our area is NOT a buyers market, or a sellers market. Hmmmm. I think it is a buyers market, but that's just my opinion. 9 out of 10 local agents would agree. That said, our  local job market in Larimer County, which includes Fort Collins and Loveland, has added over 3500 jobs which is ironically the exact number of homes on the market. There were 1466 homes sold, 358 new homes built, with avg days to sale at 116. While the avg sale price dropped slightly from 282,300 to 282,100 it is becoming clear to buyers in bubble markets that the dollar goes much further here, and with over 300 days of sun a year, we are the place to relocate to. Zip codes 80513, and 80549 experienced over 20%  positive change in avg sale price while 80540 experienced the opposite, a negative chan...

The foreclosure market in our area has grown and my clients looking for deals are finding just that. With my local knowledge and experience working with banks, I have found some amazing opportunities for investors, and first time buyers alike. I am talking tens of thousands in discounts off of Conservative market values. Banks are up against a wall with all the REO inventory they have to unload and with the right offer they are ready to cut their losses. I have seen HUGE concessions made for those bold enough to waive their inspection. While this is generally not recommended, I have seen savvy investors doing an inspection of sorts during the showing process. The banks seem to respond well to this approach. This graph shows our inventory and the average days to sale. The condo/attached dwelling and commercial markets are not included in this analysis. In my experience the market is experiencing an upswing that can be attributed to seasonal activity. There is an alarming number of short sales on our MLS, close to 60 with 10 of those under contract. There are also 60 Bank owned on our MLS, and dozen of those are under contract. I expect those numbers to rise, as foreclosure activity increases. There are 14 million homes in foreclosure, nationwide, and another 14 million loans are set to adjust this year. Unemployment is trending downward, and growth in the commercial sector is chugging along in SE Fort Collins. It really is a great time to buy, as high foreclosure rates have brought down prices and sellers are scared. Plans for urban renewal, and development in North and North West Fort Collins further augment the growth in Northern Colorado. Smart investors are snapping up foreclosed property, and waiting for the boom.  As an investor myself, I personally feel signifigant appreciation is on the horizon for this area. Plans unveiled for Harmony Road, I-25Another story in the Daily Reporter-Herald reports that an $800 million development, informally named "H25," has been proposed for the area southwest of the Harmony Road interchange at Interstate 25 in southeast Fort Collins. The development has not been approved by the city of Fort Collins, but the developer, Jay Stoner, said city officials have been supportive so far. Take a drive down Harmony road and you'll see project after project under construction. I've lived here for nearly 13 years, and I have never seen this much activity in the commercial sector. We had a boom in the 90's for residential, but this unprecedented commercial development is giving hope to residents and property owners looking gain some appreciation in this flat market.As a property owner myself, I have a vested interest in the success of this development and may come across as biased. That said, I am thinking very positive about these developments and the future of the Fort Collins housing market. The addition of new businesses will bring jobs and tax revenue. I think the six month (plus) supply of listed homes will come down, and we will again see controlled, measured growth. ...
