Last week out previewing properties with a fellow agent and an investor client, in Fountain Valley, CO. We arrive at the house; I unlock the door, and proceed to the kitchen to drop my business card on the kitchen countertop. OMG, there is a HUGE snake hanging out of the kitchen cabinets! I start to tell the others with me maybe we don't want to view this house, as there is a huge snake in here!! They catch up to me at the edge of the kitchen, see the snake say some expletives, and run for the front door. I start to follow them out of the house, but realize I need a picture because NOBODY is Going to Believe this!!! The July 2008 numbers are in for Fountain Valley, Colorado. This area more than any other is holding strong. There is a 7 month inventory of homes, which according to conventional real estate wisdom is tending towards a true buyers market. The average number of day on market for homes in this area is 88 days or just under 3 months. There are currently 671 single family homes available in this area. Fountain Valley is effected more then any other part of town by troop movements in and out of Fort Carson, we'll watch this area and the activity into Fort Carson over the next six months. Home Sellers mistake in Colorado Springs -- Buyer's gain I showed 6 homes yesterday to my buyer who is in the military and looking at buying his first house in Fountain which is south of Colorado Springs.  Very exciting times for him!  Nothing better than first time home buyers, as they are so excited. We pulled up to the last home in Fountain and the seller was still at the house.  No problem I thought, we'll just look through the house anyway.   The seller had 3 young girls, so it probably wasn't that easy for her to leave.  While I was going through the house with my buyer, she would periodically tell us information about the house; including when they bought, and how much they paid for it; and how much they wanted to sell it; and she also pointed out some features of the property.  ...
