Copper Mountain/Frisco, Amy Nakos For February, I wanted to give the Summit County real estate community a summary of sales in both Frisco and Copper for the years 2006 and 2007. Copper Mountain In 2007, there were 115 properties sold in Copper Mountain with a total sales volume of $47,985,179.  The average sale price was $417,262.  The highest price sale was $1,800,000 and the lowest priced sale was $110,000.  In 2006, there were 158 properties sold in Copper Mountain with a total sales volume of $57,521,845 - almost $10 million more than in 2007!  The average sales price per unit was $364,062 with a high sale of $2,159,000 and a low sale of $130,000. A few months ago, I was asked to participate in a citizens' discussion group about the future of a parcel of land in Frisco.  This triangular parcel is 12.8 acres and is named the Peak One Parcel.  It is located along the bike path in Frisco and bordered by Fifth Avenue and Belford Streets.The Town of Frisco has engaged Perry-Rose, a Denver planning, development and advisory firm, to work with the town and its citizens to create a socially and environmentally responsible mixed income housing community on this parcel.  The Town of Frisco is sensitive to the fact that housing prices in Frisco have made home ownership for its local workers almost impossible.In meetings and discussions with town planners and Perry-Rose, most comments and concerns were about density, ensuring that the design...

The 2008 budget for Frisco, Colorado includes a shot in the arm for early childhood education, with more than $130,000 targeted toward supporting the Summit County Preschool.  For me personally, this is great news as I have a 17 month old daughter.The bulk of the money will go toward subsidizing salaries and to helping pay for professional development.  "The biggest issue is hiring and retaining well-qualified professionals," said Early Childhood Options Director Lucinda Burns.  Keeping staff is key because it ensures consistency and stability for the children, she added."We'll be able to do salary increases between 15% and 20%," said Summit County Preschool director Pam Garvin.  The salary boost will put Frisco on a level playing field with Breckenridge, and help attract high-quality t...

Frisco Development Frisco's area is roughly 1,100 acres and according to town numbers at the end of 2005, only about 45 acres, or 4% remain undeveloped.  Subtracting the town's 9.4-acre panel that is currently undeveloped, there are only 35 acres left for new development.    Since January 1, 2006, some of the residential projects that are currently under construction, have been completed or are slated for development are as follows:    Sawmill Building at the corner of 2nd Avenue and Granite Street; plans are for 5 residential units.    Granite Courtyard on the north side of Granite, between 3rd Avenue and 4th Avenue includes 2 new single-family homes.    Bear's Den at the northwest corner of 6th Avenue and Granite Street includes 17 residential units, two of which will be deed-restrict...

 COPPER MOUNTAIN AND FRISCO:  THE HIGHS AND THE LOWS The highs and the lows.Let's start with the highs - residential properties over Two Million Dollars:  In Frisco, two properties sold in 2006 over $2 million.  According to the MLS, these are the only residential sales ever in Frisco over $2 million.  Currently in Frisco, there are six active listings over $2 million.  At Copper, one property has sold for over $2 million in the history of the MLS and it closed in 2006 also.  One property listed at $2.7 is currently pending, and there are 11 active listings over $2 million.Now the lows - In Frisco, only one deed restricted unit is active under $250,000.  In Copper two studios are active under $250,000.  In 2006, 30 properties under $250,000 closed in Frisco.  In 2006, 51 properties unde...

Where once we had little cabins, today we have huge condo buildings.  Yes, they are designed nicely, and have a mountain feel, but the town is losing a little of its charm and quaintness.  One example is the half acre site at First and Granite, that used to have a Bed and Breakfast named The Lark on it. Recently a developer bought the old B&B building and turned it into a very nice looking condo complex named The Mount Victoria Lodge.  It has commercial spaces on the ground floor and two floors of condos above.  There are 10 condominium units and the prices ranged from $550,000 to $695,000.    Parking is in a common garage behind the commercial spaces on the first floor.  All condos were sold before the building was finished. Hannah, the resident yellow lab, and her sidekick Buddha, a fiercely happy chihuahua, are the welcoming committee at the Hotel Frisco, a small boutique hotel on Main Street in our mountain town of Frisco, Colorado.  Mark and Mary Waldman, refugees from Silicon Valley California, are the inn keepers, and you will not find better hosts!   They and their staff happily share the secrets of Summit County, from the best snowshoe or hiking trails to restaurants with great food and reasonable prices.  Don't you love this photo of Hannah and Buddha?  It is one of my all time favorites! The Hotel's Main Street location means that their guests can just step out the door to all the Frisco events like the Barbeque Challenge and 'Vettes on the Rockies, not to mention the numerous Concerts and parties...

Lagoon condos and townhomes were built from 1982 to 1990, with a later phase built in 1994 and 1995.  In the photos below, the newer phase is the beige buildings, with the rest of them in brick or stained cedar siding.  Lagoon was the premier condo complex in Frisco for a long time.  It is still highly regarded, as it has a great location, a wonderful clubhouse and very roomy floorplans. There are a total of 171 units altogether, with 22 one bedroom units with about 900 to 1100 square feet, 117 two bedroom condos of 1100 to about 1400 square feet, and the remainder in even larger 3 and 4 bedroom townhomes and condos.  Plans are underway for an additional 4 units to be built, which would max out the density allowed for this parcel of land. The complex has a mixture of condos and townhome...

(Nor should it be!)Last week I was talking with a friend of mine about a parcel of land called the Giberson Preserve.  It is one of Frisco's last truly beautiful parcels of privately held land still in its original state.  The Continental Divide Land Trust (CDLT) holds a conservation easement on it so that it can never be developed.  When I told my friend that I thought the conservation easement was a good thing, her comment was, "that is a strange thing for a Realtor to say".  Realtors seem to have a reputation that we always want to develop land, and that is far from the truth.  I was active for a number of years on the board of CDLT and still support it as a sponsor for many events.  The current president of the organization is also a Realtor.  I just can't imagine how ugly that beau...

 Summit County, Colorado is hosting two big bike rides in June and July this year.  In fact, these bike rides occur every year.  July 21st to the 23rd is the Courage Classic, a 157 mile bike ride that goes from Leadville to Copper Mountain the first day for almot 4,000 feet of elevation gain.  The second day has a little less elevation gain as the route takes them around Lake Dillon to Breckenridge and back to Copper, but there is the option of riding 100 miles by adding a loop to the north if the riders want to.  The last day is another 4,000 feet in 45 miles as they ride from Copper Mountain back up to Leaville over Fremont Pass. The Courage Classic is a benefit ride for The Children's Hospital and all the riders are raising money for the hospital. I have  clients who are Frisco homeo...
