Mesa County, Grand Junction Colorado Market Report There were 2,304 Properties SOLD in the Grand Junction area in 2011. 3,684 new listings came on the market in 2011. The average SALES PRICE was $181,509. The average Days On Market was 136 Days. In 2012 Analysts predict: The Number of Homes SOLD will rise. The Number of New Listings will rise. The Sales Price will DROP by Approx. 5.1% Many Foreclosures will come on the market as lenders get caught up on processing the backlog of foreclosed properties. These BANK OWNED properties will come on the market in a lower price range than comparable properties being listed by HOME OWNERS making it difficult to get top dollar for seller owned homes. Thus causing the predicted 5.1% decrease in sales price for 2012. Market Report #3 of 3, Market Re...

Grand Junction Colorado Market Report, Mesa County The NUMBER of home sales were slowly on the rise for the last quarter in Colorado due mostly to buyers taking advantage of lower home prices and mortgage rates. Home PRICES continue to be LOWER due to joblessness and slow business overall. As lenders complete processing on more of the foreclosures that are pending, more properties will appear on the market for sale at lower prices, this will not be helpful to home owners trying to get top dollar in today's market, as there will be many comparable homes on the market at reduced prices. After mortgage companies formally foreclose on the homes, and the larger inventory of homes at reduced prices hit our market, prices are expected to DECLINE an additional 5.1% in 2012. Savvy home buyers h...

I have 3 babies... Romeo is my 4 year old Yorkie. He thinks he's a little Stallion, and is Super Dog! He has that "MIGHTIER than Thou" attitude, and will stand up to ANY dog. He tries to be friendly, ALWAYS, but if they are snippy, he snips right back. Hafta be careful he doesn't become a "snack" to a big dog! He LOVES to talk, and will carry on a long conversation in the cutest little voice, with all kinds of cute doggie talk. Especially on the phone. He knows EXACTLY what he's saying. So do I MOST of the time! LOL! He's really tiny! Such a sweetie! Romeo putting his ear to the UPSTAIRS floor, trying to hear us DOWNSTAIRS, planning his BIRTHDAY PARTY! Juliet is my 4 year old SPAYED Female Yorkie. She's 2 weeks younger than Romeo. SHE IS the BOSS of the house! She gets EVERYTHING she wa...

Your Home's VALUE, a matter of PERCEPTION. How do YOU see it? If you ask several people what they think the VALUE of your home is; you are likely to come up with several different answers. That's why your REALTOR's opinion should be relied upon when listing your home for sale. They know the market, and they know how to PROPERLY PRICE the home to get it SOLD. Your Realtor has an UNBIASED opinion that is determined by doing a Comparative Market Analysis (CMA, also known as a Current Market Analysis or Competitive Market Analysis depending on who you ask.) Below are the results of an In-Depth Study that was performed; Based on the opionions of parties involved in a real estate transaction. We asked the the value of a particular home and none of them could agree. They all have a different p...

Black Friday in Grand Junction Colorado I love a bargain like everyone else but I wait for the prices to come down before I shop.  I saw a great deal at Best Buy for a TV for $199.00. The sale was to start at midnight. I was going to friends for Thanksgiving so the chances of leaving their house close to midnight were good. I thought I can do that!. I took a drive to our Best Buy at around 5 to see what was happening. There were at least 100 people at 5 waiting for the store to open. I decided that saving a little money was not worth the hasstle. An article in this morning’s paper stated that a mathematician determined that the best bargains were in the early part of December or after Christmas. I can wait at home where it is warm.   Those people are nuts who wait out in the cold. They ...
