Greeley CO Real Estate Market Report - December 2013 Home sales in Greeley declined 18.6% to 102 homes sold in November 2013, from 121 homes sold in October 2013, but up 5.1% from 97 homes sold in November 2012. A drop in home sales is customary this time of year, as the holiday season is a slower time of real estate activity, but it is worth noting that last month was stronger than the two previous November results in 2011 and 2012. Home prices were essentially unchanged in November. The Median Price of sold homes was at $175K, down a slight bit from $178 K in October. The November Average Price also dropped slightly to $193K from $195K. Greeley CO - November 2013 Real Estate Market Report Greeley home sales rose in October, 2013, to 121, up 7.1% from 113 sales in October, 2012 and up 6.1% from 114 sales in September, 2013. This is definitely an encouraging sign, since we have entered what is traditionally a slower time of the year, so it’s good to see a persistence of buyer demand in the market. Prices declined in October, with median price at $178K, down from 17.4% from $209K in September, 2013, and average price at $195K, down 8.7% from $212K, also in September, 2013. These drops merely indicate where in the market buyer activity was focused - on the lower priced homes, in this case - and don’t, by themselves, relate to home values. The drop from last month is most likely due to seasonal causes - the beginning of a generally slower time for real estate activity.
