Sure its got potential in the unfinished basement and there's a nice little community park in the backyard, but it also needs a lot of TLC and this is a strange location. I thought it would be interesting to track the inventory consumption/Absorption Rate of existing homes for Northern Colorado. The best market area has been the Greeley/Evans area at less than 6.0 months of inventory. However they still have a lot of foreclosures and short sales diluting their inventory. Loveland and Ft Collins are starting to see an up tick in invetory in September. I feel this is due to the seasonal effects starting to take hold. For these statistics the Greeley area is comprised of zipcodes 80634, 80631, 80620. This includes Evans homes as well. There are single family homes and attached houses (apartments, townhouses, duplexes). This data was drawn from IRES the northern Colorado Multiple Listing Service. Today I thought I would post some sales statistics for the 1st quarter of 2009 compared to the 1st quarter of 2008 for the Greeley Colorado area.  How I got this data was from our multiple listing service.  Which doesn't account for the sales that take place outside of the MLS.   The area I used for these statistics are the zipcodes 80631, 80634, 80620.  These are the Greeley and Evans Colorado zipcodes.   I plan to do a monthly blog on sales statistics, but since we aren't quite at the end of April yet I'll wait a few days for that.  I'm also only counting single family homes and attached dwellings.  Attached dwellings are townhouses, condos, half duplexes and the like.  Here are the sales statistics for the 1st quarter.  For those that aren't familiar with real estate speak.  Days on ...

In May, I felt the Northern Colorado housing market had bottomed and we were poised for growth by the end of the year. It's amazing how fast things change.  The resale side of the housing market here in Northern Colorado has slowed a little. The good new is...we are better off then other parts of the country right now.  Well the third quarter is behind us. Most of the market areas are still down in volume.  Loveland resale market is still down 4% compared to last year. Fort Collins (13% decrease) made a 1 point improvement to over last month. Windsor has also improved over last month and is down -19% (a 5 point improvement). Greeley is the shinning star with a 4% increase over last year.    Home prices although down, isn't a big concern as it is elsewhere in the nation. We are seeing me...

More than the bare necessities: Plush apartments for UNC students planned, an article from The Greeley Tribune, reports that a new set of high-class apartments geared toward students at the University of Northern Colorado is scheduled to be built on a 9-acre site in Evans.  The development will be called Bear Village and will be the second upper-end apartment complex catering to UNC students to be built in Evans.  The Grove was the first and opened for the Fall 2007 semester.  According to Aaron Thompson, of Aperio Property Consultants, the complex will feature 6 apartment buildings totaling 152 units with 464 bedrooms as well as a central community building for the residents.  Thompson added he initially hoped to open the property in time for the fall 2010 semester but said a later ope...
