Swimming Pool Closed at Southridge Rec. Center in Highlands RanchSouthridge Rec. Center children's pool and the activity pool along with lazy river is closed for about 12 weeks starting Monday Dec. 21, 2009. The pool deck area is being worked on and it is estimated to take about 12 weeks, which put the opening of the pool to March 2010. Homes for sale in The Hearth Highlands Ranch40 Residential detached Homes are for sale in The Hearth subdivision in Highlands Ranch as of Dec 1st, 2009.  Seven new listings came on the market in November in the Hearth. Eight of the 97 homes sold in Highlands Ranch were bank owned properties. Five of the bank owned homes sold in 16 days or less and the rest (3) took over 100 days to sell. The price per square foot of the bank owned homes ranged from $100/sf to $200/sf. The bank owned homes were not always the least expensive homes on the market (per square foot). Only two of the sold homes in Highlands Ranch were builder owned, new construction (Shea Homes). Relocation companies accounted for 5% of sellers in October. Highlands Ranch Real Estate ~ Financing Types for Home PurchasesOctober 2009 The majority of Highlands Ranch home buyers used conventional loans to finance their home purchase in October. FHA loans were used mostly for loans between $200,000 and $325,000 sales. Fifteen homes sold for a price of $450,000 or more and each one of them was purchased using a conventional loan. A total of 97 homes sold in October in Highlands Ranch CO. In October 2008 conventional loans were used 69% of the home purchases. However I took a sneak peak to November and already eight houses have sold in November. All but one house that sold in October sold for in the high 80% of the original listing price. One of the homes sold was a bank owned property and it sold for significantly less per square foot that the other homes. $110 per square foot compared to $140 or more per square foot. The home sales in Firelight are about 74% of where they were last year this time and as in many other neighborhoods in Highlands Ranch the average days on the market has increased noticably. Highlands Ranch Home Sales - The Hearth Oct 09 Twelve houses sold in The Hearth in Highlands Ranch in October. One less than in Oct 2008. The average days on the market has more than doubled since last October. The home values in the Hearth have gone down about 5% since early parts of 2008. So, for example if a house sold for $290,000 in Jun 08, today you could expect to get $280,000. However this is not for each and every house. Snow Day in Highlands Ranch CO - and all over Denver area! Yep, the first real snow storm is here! The news keeps referring to the storm as the Fall Snow Storm - It sure looks like winter to me! Here are some shots Brian took today (I'm staying inside where it's warm).   It's still snowing, and it's supposed to continue for awhile. Schools and many businesses are closed or closing early. Probably the same goes for tomorrow. The grocery stores were mad busy, otherwise the streets have been pretty empty - except for the snow plows that are doing a good job keeping the major streets open. Cold, Icy and Freezing in Highlands Ranch COLook what came in overnight! Highlands Ranch and most of Metro Denver area are battling with the icy conditions today. There are so many accidents around - if you don't have to go out- don't. Brian headed out to an inspection this morning and even with a heavy truck he was sliding all over. Lucky he was following a sand truck part of the way. One of our major interstate I-25 has been closed near Colorado Springs due to a 20-30 car pile up.Yesterday, the weather was amazing!
