Kentley Hills Highlands Ranch Homes Subdivision of Kentley Hills in Highlands Ranch  consists of about 850 single family homes. Most of the homes in Kentley Hills neighborhood were built in 1999, 2000 and 2001. The majority of the houses in this community are 2-story homes with a few Ranch style houses tucked in between. Many of the neighborhood houses back to greenbelts and have beautiful mountain views. Homes for sale in Firelight Highlands RanchLooking for homes for sale in Firelight Highlands Ranch? At any given time (recently anyway) there are about 50 houses for sale in Firelight. Most homes are two-story homes in style, which is the pre-dominant style in all newer Highlands Ranch neighborhoods. A few Ranch style homes are sprinkled in between. Prices range from just under $300,000 up to about $700,000. There are a few exception on both ends though. The avearage price per square foot has recently hovered around $150/square foot. In doing client research of the Lone Tree/Highlands Ranch area (DHL), I am seeing some interesting trends in comparison to last year.  Based on the MLS stats compiled by Land Title, it is interesting to see just how much the sales in this area have dropped compared to last year.  In May and June, sales are off more than 25% when compared to the same month last year.  At the same time, active listings are up 10%.  When compared to last year, the most significant change can be seen in the Absorption Rate (Active Listings/monthly closed sales).  In June of '08 the Absorption rate was just 2.9 months.  That value has jumped to 4.2 months - an increase of nearly 45%.  With increasing supply and decreasing demand it seems that prices should be falling, when in actuality, the average price has...

It was another crazy weather afternoon here in Denver area. Second time in a few weeks we had tornadoes spotted. One tornado touched down and did some damage too. Even golf ball size hail was reported. The temperature dropped over 10 degrees within minutes.This time the tornado warning wasn't as close to home as last time but the sky was amazing. From 1937 to 1976 the land on which Highlands Ranch now sits was a large ranch owned by Lawrence Phipps, Jr.  In 1979 it was purchased by Mission Viejo Company.  Mission Viejo filed a plan with Douglas County call the Highlands Ranch Development Plan.  It called for a broad range of housing types and sizes.  The plan called for 61% of the land to be devoted to non-urban uses like open space and recreation, 31% for residential and 8% to business.  The first homes were built in 1981 and in September 1981 the first residents moved in.  In 1997, J. F. Shea Co., parent company of Shea Homes, purchased Highlands Ranch.  Since those first homes were built in 1981, Highlands Ranch, CO grew to approximately 93,352 residents in February of 2008.  There are 28,997 homes and 3,289 apartments.  Once...

Wildcat Mountain Trail in Highlands Ranch Wildcat Mountain Trail System is part of the extensive Backcountry wilderness area. The trail is located off Monarch Blvd in Eastern Highland Ranch, just north of Castle Pines North. A trail head is located next to the Rocky Height's middle school but be warned :) after the initial fairly flat terrain there is some uphill to climb (about a mile).   Highlands Ranch will soon be home to a new historic park, Fly’n B Park.  This park will encompass 37 acres that were once part of the 140 acre cattle ranch of Johnny Bowen which he called “the best little cattle ranch in Colorado.”   The area which is in the northeastern corner of Highlands Ranch off Plaza Dr., is currently being transformed.  The park will have a theme of water, its history, imprortance and benefit.  Highline Canal, dating back to the 19th century, travels through what will be the park and there are numerous ponds in the area. A few weeks ago we had a very unexpected vistor in the middle of Highlands Ranch. Traffic screeched to a halt while this 300 pound female bear lumbered across the traffic only to trot of into the open space that brought her here in the first place. No harm done. After a couple of sightings she has not been seen again. We love the fact that there is so much wildlife in the area, but I'm not sure I want to meet them at King Sooper's!
