From time to time, I read blog posts/rants complaining about agents who write “crappy” offers.  While I make every effort to write good offers, I'll admit, this one was pretty bad. The buyers and I had driven all over Glacier View, we even wrote a few offers that had been rejected,   and finally they found the cabin they wanted to buy!  They were here from out of state and camping at the KOA about 20 miles away, so we agreed to meet at the KOA to sign the papers..It was unseasonably hot for June, with temperatures over 100 degrees.  June temperatures in the Fort Collins area usually average about 83°F - so it was HOT!  That day in 2012, ominous smoke from the High Park Fire was blowing east into the KOA campground just off of Hwy 287 near Ted’s Place.  We had no idea that the fire would...

I have to say it again, One of the best parts of living here is seeing the wildlife.   Neighbors have recently reported seeing bears around the Glacier View Meadows subdivision, and this is not anything new.  This year reports cubs on decks, sows in driveways, in trees and one even got into a car. We’ve been here for 18 years, and I’ve only seen bears from a good distance – (just as it should be.) But, because of the recent bear sightings, when our dog, Josie starts barking, I pick up the camera and go to see if it’s a bear…..or just a rabbit! So far, the  rabbits win the prize for the most rambunctious barking! The other night Josie barked - just a soft “woof” then, several more delicate “woofs”, hesitating between each. I knew it wasn’t a bear. For a bear it would have been a hysteric...

I had a showing yesterday morning and on the way back to Ponderosa Realty in Red Feather Lakes, CO.,  I encountered a wily little fox in Glacier View Meadows. Glacier View is a mountain subdivision about 35 miles Northwest of Fort Collins Colorado.  I stopped and fumbled to find the camera just as the fox moved further away- I thought I missed the shot!… but then he paused, sat down and stared right back at me. After we gazed at each other for a few seconds, he stood and walked into the grass and that’s when I saw there were two!It was a great day with multiple offers on one of my listings. The Glacier View Meadows real estate market is doing quite well! 2014 brought  new neighbors to 47 homes in Glacier View. That's 13 more home sales than in 2013, or an increase of 38%.   The Median  and average prices for 2014 are  up: Median 2014: $236,000 - 2013: $219,000 Average 2014: $233,830- 2013: $221,461   Average days on market are down.   Listings in 2014 sold for an average of 96% of list price Presently there are ONLY 12 homes on the market with 4 others under contract Absorbtion rate= 3.06 indicating a seller's market   Inventory is low and we need more listings! In real estate, Fair Housing Laws forbid steering. Steering is the act of pushing a real estate client toward or away from a specific piece of real estate property or neighborhood. The other night, I was driving home from the office and saw a little tiny Yorkshire Terrier running along the side of the road.  Thinking that he was probably not long for this world, I turned back to see if I could get him off the road and help him find his way home.  I stopped the car and called to him. He immediately turned tail, ran under the fence and disappeared into the tall grass.   I spotted this elk herd in Livermore today on my way back home from a closing.   The closing had been postponed several times; it was frustrating and stressful for everyone involved, and it was good to finally get it closed!  After spending the afternoon running errands and driving in Loveland and Fort Collins traffic, I felt happy and relieved to be turning off the Highway and heading west toward home- even happier when I spotted the elk.    Native American people believe that each animal teaches us lessons about life that we need to learn. The internet is vast with so many places to look for a new home…my friends Elizabeth Weintraub in Sacramento, CALIFORNIA  and Jane Peters, in Los Angeles, CALIFORNIA ***say that housing inventory is very low; it’s a nightmare for buyers – especially those who are looking online and the same is true in many places in Colorado, too.   Yesterday, I got a call from a buyer who had been eagerly combing the internet for a home.   “How close is this house to 580?” he asked.    580?    “Highway 580”, he says.    I’m sorry; I don’t know where 580 is.  I told him this home in Livermore was about 35 miles  Northwest of Fort Collins and as the crow flies, about 10 miles south of the Wyoming border.  The easiest way to get here was Highway 287.   “Oh, so this house isn’t in Livermore, CALIFORNIA?” h...

Livermore Colorado and Glacier View Meadows Residential Real Estate-Third Quarter 2012 When comparing current sales of residential property in Livermore, CO to the 3rd quarter of 2011 it looks like this year is slightly better in sales volume, we have a few sales pending so we’ll have to wait until December to see how the year really stacks up. In Livermore and most of nearby Red Feather Lakes, average days on the market were longer, while average and median prices were higher. Averages don’t necessarily reflect an increase or decrease in value…because a large sale will throw the averages off.   Median is the “middle line” with ½ selling above and the other ½ selling below. One appraiser doesn’t have the facts straight about Glacier View Meadows and/or the High Park Fire. The Appraisal Management Company has been having difficulty finding an appraiser to come aaaaaaaallllllllll the way up to Glacier View Meadows and they have been misinformed by one appraiser as to the condition of most of the subdivision, too.    ALLLLLLLLLLLLLL the way up here is only 40 minutes away from Fort Collins.  Even on a good traffic day, it can easily take 30 minutes to get from one side of Fort Collins to the other and that’s without the train!  So Glacier View Meadows is really not that far, maybe 10 more minutes?   The appraisal order was being rejected due to “evacuations and fires in the area”….Yet, all evacuations for  Filings 1-11* were lifted on June 27 and the fire was...

Today, is the buyer’s final walk through…we are getting closer to closing. These  days it can be challenging to even get a real estate deal put together- but add in a natural disaster like the High Park Fire and well, there were moments when I thought we would never get this far. If you were traveling to Glacier View Meadows today, thankfully, you would not notice too much that is different unless you went down to the 12th filing.  The fire roared through the 12th filing faster than anyone could imagine.  The 12th filing was my second destination this morning.   Last weekend was a little rainy and cold but after a day of being inside our grandson wanted to do something outside.  This was a great time to explore the Mt. Margaret Trail.  I’d heard it was an easy hike and although I’ve passed by it thousands of times, I’d never been on it. The Mt. Margaret Trail is on the North side of the Red Feather Lakes Rd. (County Rd. 74E) and approximately 20 miles West of Highway 287 in between  Glacier View Meadows, in Livermore and the Village of Red Feather Lakes.   2011 Livermore CO Real Estate Market Review Active Residential Listings     74 6 Sales Pending                           6 SOLD in 2011                              45   Previous Year's Comparison Active 60, Sold 39, Pending 3   The Majority of Sellers were Private Owners, although there was a slight increase in the Foreclosure Market from the previous year.  (from 11 to 15) Homes priced under $200,000 were still the favorites, while homes in between 200K -300K did better than the previous year (4 more houses sold)  but we saw a 47% decrease in sales in homes priced over 300K.
