October Home Sales in Lone Tree Real Estate Home Sales in Lone Tree in October remained at the same level as in September, and that is good news. Homes are still continuing to sell better at the lower price range whereas the luxury homes are hardly moving. Financing Types used in Home Purchases in Lone Tree CO 2009 Conventional loans have been the dominating financing type in Lone Tree home purchases this year. 72.8% of home buyers used conventional loans in buying the new homes. FHA loans came in the distant second at 12.3% and Cash was use 11.1% of the time. Only three VA loans and one lease purchase came into the mix. The average home prices are around $500,000 in Lone Tree which is one of the reasons for mostly conventional loans. Heritage Hills Lone Tree CO homes continued to sell at a similar page in August 09 as in the past couple of months. The total sale for the year are almost at 2008 level. The average days on the market rose noticeably. In Aug. 09 two houses sold in Carriage Club Lone Tree CO Real Estate. What is noteworthy is that there are EIGHT houses under contract, pending sale! Huge increase in pendings. This also is reflecting on the total number of homes on the market, which dropped 50% from July! As long as the houses currently under contract end up closing this is great news for home sales in Carriage Club. Heritage Estates Lone Tree Home Sales recorded one closed sale in August 09. No houses have sold in Heritage Estates since March until now. The pace is slower than in 2008 especially considering that the typically slower winter months are looming ahead. On average it is taking over 200 days this year to sell a home in Heritage Estates. Price, condition and location are still key factors to selling. One bank owned home is currently for sale in Heritage Estates at a lower price per square foot than what the community averages. Lone Tree Real Estate SalesLone Tree Real Estate sales statistics in Aug 09 are almost identical to July's numbers. However, compared to 2008 year-to-date, there are 17 fewer sales this year.  One thing to note is the increase in days on the market. What's really going on here. If you have turned your TV on today you would have noticed the stock market is at a 7 month high. But what does this really mean? The fact is that with stock prices on the rise and inflation inevitable Mortgage rates will be increasing soon. I always suggest my clients "lock in" the interest rate if they are not into gambling. This is at least something solid. If you have a lender who has not locked in a deal your working together find out why. Before rates go up and they no longer qualify. Please ask the loan officer what did you lock the rate at and for how many days. Lone Tree, Colorado is a great community that offers annual events for all residents.  Each year the 4th of July Celebrations are worth staying home for.  In fact the celebration has been so popular in years past the City of Lone Tree has had to restrict attendance in order for the citizens of Lone Tree to be able to attend.  This means an extra step for residents in the weeks prior to the 4th. It is necessary to visit the Lone Tree Civic Center to obtain a FREE wristband in order to gain entrance to the Celebration.  In order to receive the wrist band, one must provide I.D. with a Lone Tree address.  Each address is entitled to 4 wrist bands for FREE and can purchase an additional 4 for a small donation.
