This is the Loveland CO Real Estate Market Update for November 2016 Sales:Counter to the seasonal slowdown experienced in most other northern Colorado cities, Loveland home sales rose 17.5% in October 2016 to 195 homes sold from 166 in September 2016, but declined 1.5% from the 198 homes sold in October 2015. Interestingly, Loveland has shown this same result in October in 2015 and 2014, as can be seen in the chart.  Prices:Home prices also rose in October, 2016 - the median price increased 3.8% to $353K from $340K in September 2016, while average price rose 0.2% to $381K from $380K in September 2016. This is the October 2016 Real Estate Market Report for Loveland CO Sales: Home sales in Loveland declined 7.8% in September 2016 to 166 sold from 179 in August 2016, and declined 21.7% from the 202 homes sold in September 2015. Sales decreases at this time of year are normal and expected as we enter the fall/winter season, and these fall within the expected range of results.  Prices: Home prices dropped in September, 2016 - the median price fell 2.9% to $340K from $350K in August 2016, while average price fell 1.8%, dropping to $380K from $387K in August 2016. This is the September 2016 Real Estate Market Report for Loveland COSales:Loveland home sales declined 17.3% in August 2016 to 179 homes sold from 210 in July 2016, and declined 19.0% from the 213 homes sold in August 2015. While sales declines are normal as we enter the slower fall season, this drop is a bit bigger than those of previous years. It may or may not be significant - we just don’t have enough data yet to know. Prices:Home prices were mixed in August, 2016 - the median price rose 1.1% to $350K from $346K in July 2016, while average price remained almost the same, dropping to $387K from $388K in July 2016.
