This is the February 2015 real estate market report for Hunters Run Loveland CO     Home sales in Hunters Run during 2014 were somewhat low for the size of the neighborhood - 20 homes sold, ranging from a low of $215,000 to a high of $410,000, with a median price of $342,000 and an average price of $337,931. The limiting factor behind this performance was a basic lack of inventory - not many homes came on the market during the past year. When they did, they sold quickly - the average days to offer was 28 and average days on market was 66. This is the February 2015 Real Estate Market Report for Boise Village Loveland CO     With affordable newer homes in a convenient location, Boise Village is a very popular neighborhood, but activity has been very slow because of a lack of homes available for sale. In 2014, only 11 homes were sold, ranging in price from a low of $188,000 to a high of $259,900, with a median price of $225,000 and an average price of $221,232. The homes that sold did so quickly, with an average days to offer of 38 days and average days on the market of 69 days. This is the February 2015 real estate market report for Alford Meadows Loveland CO:  Only one home has sold so far this year in Alford Meadows, priced at $342,500. It sold for 97.9% of list price, took 76 days to get an offer and closed 117 days after being listed. It's still very early in the year to look for significance from the sold data - we'll have to wait another couple of months to get a feel for how 2015 is going. But we do have a good look back at 2014 - 39 homes sold, ranging in price from a low of $265,000 to a high of $644,500, with a median price of $376,000 and an average price of $386,750. This is the Loveland CO Market Trends Report for February 2015   Home Sales:   January 2015 home sales were 104, a drop of 53.8% from 160 sales in December 2014, but were up 31.6% from 79 sales in January 2014, a month which also showed a sharp drop. A slow sales month in January is neither a surprise or alarming, resulting most likely from the normal seasonal slowdown.   Home Prices:   Loveland home prices rose slightly in January 2015. Median price rose to $300K, a gain of 1.7% over the $295K of December 2014, and up 14.9% from $261K in January 2014. Average price rose 1.3% to $322K from $318K in December 2014, and up 4.5% from $308K in January 2014. This is the January Market Trends Report for Loveland CO   Loveland continues to surprise us. December, normally a slow month for sales, showed a gain of 26%, rising to 160 sales from 127 in November 2014, and also up 16.8% from 137 sales in December 2013. Overall, sales for the year were slightly lower - there were 2,029 sales in 2013 and 1,962 in 2014, a drop of 3.4%, not significant enough to be meaningful.   Loveland home prices were essentially unchanged in December 2014. Median price remained at $295K, but increased 7.3% from $275K in December 2013. Average price declined 1.2% to $318K from $322K in November, exactly the same from December 2013.
