This is the December 2014 Market Trends Report for Loveland CO   As expected, Loveland is finally showing signs of a seasonal slowdown. Home sales dropped sharply, with 127 homes sold, off 39.2% from 209 sold in October 2014, and down 3.8% from 132 sales in November 2013. There is nothing very surprising about this result, and we do expect sales activity to continue at around this level for the remainder of the year.   Loveland home prices rose in November 2014. Median price rose 10.1% to $295K from $268K in October 2014, and average price rose 3.2% to $322K from $313K in October. Month-to-month price changes tell us little, reflecting only those specific homes that sold in a given month. This is the November 2014 Real Estate Market Report for Loveland CO   While normal seasonal trends would predict a decline this time of year, Loveland home sales increased 7.1% in October 2014 to 209 homes sold, from 195 in September 2014, and were up 27.4% from 164 sold in October 2013. Very mild fall weather and continuing strong buyer demand are providing a good finish to the year, but we would be surprised if the sales figures didn’t begin to taper off in the next two months.   Loveland home prices declined in October 2014. Median price dropped 9.3% to $268K from $293K in September, and average price fell 7.9% to $313K from $338K in September. This is the September 2014 Real Estate Market Report for Loveland CO   Home sales in Loveland declined 8.6% in August 2014 to 186 sold from 202 in July 2014, and down 21.5% from the 226 sold in August 2013. Following on July’s drop, it marks a distinct departure from the strength shown by the market in 2013, and a return to a more traditional real estate cycle, with marked slowing in the fall and winter. It is a bit early for that slowdown to be showing itself - with inventory back at good levels, we’re probably seeing a drop in buyer demand.   Home prices in Loveland continue to rise.
