I believe it is a disservce to both the seller and the public, as it resricts potential buyers and benifits only the listing broker to the detriment of other Realtors and the public. If the National Association of Realtors truly have a code of ethics this practice would be labled as unethical and banned in its entirety.

Here is the June 2014 Real Estate Market Report for Loveland CO   Home sales in Loveland rose 11.6% in May 2014 to 183 homes sold, from 164 in April 2014, but are down 21.9% from 223 homes sold in May 2013. It is good to see sales rising, but we expect that at this time of year. More worrisome is the fact that 2014 sales are lagging considerably from last year’s strong showing.   Prices of homes increased in May, with Median Price at $280K, up 4.5% over April 2014 and up 17.2% over May 2013. Average price rose to $327K, up 6.5% from April 2014 and up 13.1% from May 2013, to a new three-year high. This is the April 2014 Real Estate Market Report for Loveland CO     Home sales increased 28.1% in March 2014 to 132 homes sold, from 103 in February 2014, but dropped 24.2% from 164 homes sold in March 2013. It appears that Loveland is off to bit slower start of the busier spring real estate season than last year, but we’ll need another couple of months to get a better feel for how this will play out.   After last month’s sharp drop in prices - which we characterized as an anomaly - March saw prices return to the more normal upward-trending levels of the recent past. Median Price rose to $258K, a gain of 17.8% over the $219K of February 2014 and also a gain of 9.8% over the $235K of March 2013. This is the Loveland CO Real Estate Market Report for March 2014 Home sales jumped 30.4% in February 2014 to 103 homes sold from 79 in January 2014, but down 6.8% from 110 homes sold in February 2013. This increase is encouraging, particularly after the drop last month, and signals the start of the busier spring season. However, we’re going to need another couple of month’s data to get a feel for what 2014 is going to look like. Price data for February is an anomaly - Median Price plummeted to $219k from $261K in January, and Average Price fell to $254k from $308K. However, the February numbers are still better than a year ago, and a look at the chart to the right shows a history of monthly variation. Every once in a while, we get involved in a transaction that is so completely different and challenging that its novelty alone throws it up there among our all-time favorites.
