Loveland CO Real Estate Market Report - February 2014 January home sales declined 73% to 79 homes sold from 137 in December 2013, and 28% from 101 homes sold in January 2013. While these are substantial drops, they are most likely a combination of seasonal effects and an unexpectedly strong December. We’re going to have to wait another couple of months to see if there is anything here other than that. January 2014 home prices were mixed, with Median Price of homes sold declining 5.4% to $261K from $275K in December, 2013, while the Average Price was down 4.5% to $308K from $322K in December, 2013. Loveland Real Estate Market Report - January 2014 Home sales rose 3.8% in December, to 137 homes sold from 132 in November, 2013, and 65% from 83 homes sold in December, 2012. This was an unexpectedly strong result, and while it may have been partly caused by concern about rising interest rates, it most certainly also is evidence of continued strong demand in the Loveland real estate market. Home prices also rose in December. The Median Price of homes sold grew 7.8% to $275K from $255K in November, 2013, and the Average Price was up 13.4% to $322K from $284K in October, 2013. These numbers only reflect the specific homes that were sold in December, yet they do indicate the strength of the upward price trend line that has been evident in Loveland throughout the year. Loveland Real Estate Market Report - December 2013 Home sales fell 24.2% in November, to 132 homes sold from 164 in October, 2013, and 6.1% from 140 homes sold in November, 2012. A look at the chart above will show that this is a seasonal occurrence, as home sales usually decline during the winter holiday season. It’s also obvious from the chart that Loveland has enjoyed a very strong year compared to 2011 and 2012. Prices of homes sold declined slightly in November. The Median Price of homes sold dropped 1.2% to $255K from $258K, while the Average Price fell 3.5% to $284K from $294K in October, 2013.
