This is the August 2013 Real Estate Market Report for Loveland CO 221 homes sold in July 2013, a 51.2% increase from 146 sales in July 2012, but a 1.8% drop from 225 sales last month. We doubt that this decrease has any significance other than a traditional late summer slight slowing of the market - Loveland is still looking much better than in the previous few years.   Prices were mixed from June 2013 levels, with Median Price down 8.3% to $240K and Average Price up 2.1% to $296K. Because monthly price data reflect those specific homes that sold during the month, these numbers by themselves suggest little change in buyer activity patterns. This is the Loveland CO Real Estate Market Report for July 2013 225 homes sold in June 2013, a 33.1% increase from 169 sales in May 2012, and up 0.8% from 223 sales in May 2013. A quick glance at the chart shows that Loveland is having it’s best year of the last three - the housing market is recovering nicely from its previous slump. Prices rose from May 2013 levels, with Median Price up 8.8% to $260K and Average Price up 0.3% to $290K. Since monthly price data only reflect those specific homes that sold during the month, they are not, taken as a solitary data point, indicative of increases in value in the marketplace. This is the June 2013 Market Report for Loveland CO 223 homes sold in May 2013, a 68.9% increase from 132 sales in May 2012, and up 30.4% from 171 sales in April 2013. These are very good numbers, and indicate that the Loveland real estate market is recovering strongly, and well on the way to an excellent year. Prices dropped from April 2013 levels, with Median Price down 14.3% to $239K and Average Price down 5.5% to $289K. Insofar as monthly price data reflect those specific homes that sold during the month, these figures are probably not as meaningful as the fact that the overall trend line is continuing to move upward.
