Market Trends Report Loveland CO April 2010 - April 2013 171 homes sold in April 2013, up 34.6% from 127 sales in April 2012, and up 4.2% from 164 in March 2013. We’re continuing to see a strong start to the spring/summer season - a very positive indication that 2013 could be the best for the Loveland real estate market in the last 4 years.   Prices also trending upward sharply, with Median Price rising 18.7% to $279,000 and Average Price up 9.7% to $306,000 from March 2013 levels. Here is the Market Trends Report for Loveland CO for February 2010 - February 2013 110 homes sold in February 2013, up 34.1% from 82 sales in January 2012, and up 8.9% from January 2013. 2013 is off to a strong start, and looks to continue the improvement of 2012 over previous years.   The Median Price fell 4.8% to $217,000 and Average Price fell 9.3% to $241,000 from January 2013 levels. Prices tend to move up and down from month to month, depending on which homes sold in a given month - it’s unlikely that these drops reflect anything more than current buying patterns.   Inventory rose slightly in February, up 2.9% to 769 homes, and are now maintaining  levels which give a bit of balance to the market. Here are the results for January. It’s a moot point right now to do any speculation with these numbers to predict what 2013 is going to bring. However, with the way 2012 ended I can tell you one thing, supply and demand will definitely be working.   I say this because of a few things that showed up at the end of the year. First, housing inventory is down approx. 31% (January 1 2012 compared to January 1, 2013). This is a big deal. Homes under $200,000 (if they are in good condition) will be under contract in 2 weeks. One of my listing this month in the first 2 weeks of the listing period had 15 showings and two offers. One of which my seller accepted.
