This is the market trends report for Loveland CO for January 2013: Home Sales 101 homes sold in January 2013, up 42.3% from 71 sales in January 2012, and up 21.7% from December, 2012. 2012 was a much better year for sales activity then both 2010 and 2011, and 2013 is off to a strong start.   Home Prices The Median Price rose 14.6% to $228,000 and Average Price rose 4.8% to $260,000 from December, 2012 levels. While prices tend to move up and down from month to month, depending on specific homes sold in a given month, the trend from the previous two years does show general improvement.   Home Inventory Inventory rose sharply in January, up 49% to 747 homes, and are currently at levels which provide some balance to the market. Here's what happened with Alford Meadows Loveland CO Realty during 2012: Market activity in Alford Meadows was slow in 2012. In spite of the availability of some lovely homes at excellent prices, only 10 homes sold, priced from $249,900 to $718,000, with a Median Price of $327,194 and an Average Price of $369,855. Here are the homes that set the boundaries for sales in Loveland CO during 2012: Most Expensive Home Loveland's most expensive home sold during 2012 was a fabulous horse property on 65 acres, with a 2005 6267 sq.ft. 2 story home with 5 bedrooms and extensive horse facilities, including a 250 X 100 indoor riding arena and a 32 stall barn with living quarters for staff. This home sold for $2,150,000 after 662 days on the market.   Least Expensive Home The least expensive home sold in Loveland during 2012 was a 1152 sq.ft. 3 bedroom ranch-style built in 1975 on a 3774 sq.ft.lot in the Mountain Range Shadows subdivision. This is the January 2013 Real Estate Market Report for Loveland CO Realty: December Property sales were 83, down -7.8% from 90 in December of 2011 and -40.7% lower than the 140 sales last month. December 2012 sales were at a mid level compared to December of 2011 and 2010. December year-to-date sales of 1,481 are running 19.1% ahead of last year's year-to-date sales of 1,243. The Median Sales Price in December was $199,110, up 7.6% from $185,000 in December of 2011 and down -6.0% from $211,850 last month. The Average Sales Price in December was $247,976, up 5.0% from $236,160 in December of 2011 and up 2.6% from $241,585 last month. With 75% of the 2012 in the books, for the most part the entire region is shaping up for the most part a positive year.   In Loveland-Berthoud, the existing home volume slowed a little but continues to be positive with a 10.5% increase over the same period last year. Fort Collins–Wellington volume is steady with a positive 16.1%. Greeley-Evans volume is improving from last month now only down 2.8%. Windsor’s volume is still going strong at a positive 32.2% growth.   Home prices are continuing to improve year over year. Loveland-Berthoud median and average prices are up 9.8% and 8.8% respectively. Fort Collins-Wellington prices are up 5.2% and 4.7%. Greeley-Evans prices are both up 12.4% and 10.4%. November 2012 sales were at their highest level compared to November of 2011 and 2010. November year-to-date sales of 1,387 are running 20.3% ahead of last year's year-to-date sales of 1,153. The Median Sales Price in November was $211,850, up 3.3% from $205,000 in November of 2011 and down -1.3% from $214,549 last month. On the way to an appointment this morning, I drove down a street I usually avoid, because I really don't like looking at the building pictured above. The sight of it almost makes me physically ill, in spite of the fact that it is a truly gorgeous example of converting an old church into a single family home. The reason for my reaction is simple - that should be my home. In 1988, when I moved to Loveland from southern Colorado, that old church was for sale. The asking price was $40,000, and when I looked at it, I fell in love with it.
