Year to date (July) sales volume is slowing. In Loveland, the existing home market volume year to date is down 7.3% year to date compared to last year.   Prices have started to ease a little. Loveland’s year to date median price has decreased 4.7% over last year.    The average year to date prices are flat. Loveland’s average price is a down 1.6%,    On a brighter side, new construction has had some rebound in the Loveland market.   It's that time again. We're just around the corner from the start of school for the 2011-2012 school year, and the Thompson R2-J School District has published on-line a Special Edition of Thompson School District Community News containing a complete guide to the new school year. It contains the school calendar, information on registration and "school of choice", start & end times for classes, and lots of other good information. The District has also published a second edition containing extra information, including an athletics schedule and much more. And as we get back into fall, remember the kids are back in school, so be extra careful of the crosswalks and speed limits in school zones, and watch for those big yellow busses.

Tonight as I was driving home here in Loveland, Colorado there was the most beautiful sight before me. (Photo taken with my Blackberry does not do it justice).  I have lived in Colorado for over 5 years and have never seen such an amazing sight before. I just had to share. There was a bright light coming from behind the foothill as if it was radiating from the ground UP ! Verses from the sun shining down. It caught my eye immediately as I turned west towards the mountains !! Hope you enjoy..

Here is the July 2011 Real Estate Market Report - Loveland CO: July Property sales were 100, up 17.6% from 85 in July of 2010 and 21.3% lower than the 127 sales last month. July 2011 sales were at a mid level compared to July of 2010 and 2009. Year-to-date sales of 620 are running 9.0% behind last year's year-to-date sales of 681. The Median Sales Price in July was $187,500, down 14.9% from $220,400 in July of 2010 and down 5.3% from $198,000 last month. The Average Sales Price in July was $221,859, down 14.1% from $258,345 in July of 2010 and down 8.6% from $242,631 last month. We are half way through the year and real estate is still unpredictable. Definitely the recovery is not there yet.  On the resale side of things, Loveland-Berthoud saw a 11.2% decline in volume year to date when compared to last year. This can be contributed to the last year being abnormal due to the tax stimulus.  The median price fell a modest 2.4% and the average price was flat. New construction only saw one market area see an increase in volume and that is the Loveland-Berthoud market. Loveland-Berthoud  sales volume has increase by 41.8 % over last year. However the media sales price dropped by 32.8% and the average sales price also dropped by 13.8 %. This price adjustment is more in line to normal conditions.
