10 markets with fastest-rising real estate prices - Fort Collins-Loveland make the list Southern metro areas dominated a list of the 10 markets with the biggest year-over-year increases in median list price in April, according to monthly data released this week by Realtor.com.  The data considers 146 metro areas nationwide.  Two Midwestern metros (Columbia, Mo.; and Peoria-Pekin, Ill.) and two Western metros (Fort Collins-Loveland, Colo.; and Anchorage, Alaska) made the list.  Median list prices in the Fort Collins-Loveland real estate market increased 3.5% year-over-year to $249,900.  Great news for Fort Collins-Loveland. January through April 2011 Sales volume is down and for the most part prices are maintaining for the first four month of the year. However if volume continues to be sluggish, one could conceive that prices may fall a little.  In Loveland, the resale year to date home sales declined 9.7% over the same period as last year. The median and average existing home price rose in Loveland 4.5% and 7.8% respectively.  New construction is seeing some light. New construction home sales in Loveland for the first quarter of 2011 were 37, up 32% from the first quarter of 2010. That trend has continued into April, with 12 homes sold, as compared to 8 homes sold during April of 2010, with a few crucial end-of-month days still left to take that number even higher. That's a good start, leaving us with a reasonable expectation that the second quarter will also outpace 2010. The median sales price for 2011 new construction sales was $221,579, quite a change from the 2010 median price of $328,000. We'll have to dig a bit to get an explanation for that difference, but for now, our guess is that it is reflective of the return of larger regional and national builders, who are concentrating on a more affordable segment of the marketplace. March condo & town home sales were 8, down 50.0% from 16 in March of 2010 but 33.3% higher than the 6 sales last month. March 2011 sales were at their lowest level compared to March of 2010 and 2009. March YTD sales of 25 are running 26.5% behind last year's YTD sales of 34. The median sales price in March was $122,500, down 19.1% from $151,500 in March of 2010 and down 30.7% from $176,875 last month. The average sales price in March was $157,444, up 1.8% from $154,694 in March of 2010 and down 25.8% from $212,125 last month. The March 2011 average was at the highest level compared to March of 2010 and 2009. Existing homes in Loveland Colorado seams to be on the same pace as last year. The numbers below show year to date sales volume (in # of Homes sold) from 2005 to 2011. It's early in the buying season, I would hate to make a 2011 prediction at this time.
