Tuesday is our day to cover Fort Collins. There were 32 new listings this week. My featured pick is a home at 3254 Pepperwood Ln. It is priced at $339,500. It has a couple of nice tubs. There is another listing that made me laugh as it says that the master bath has a disabled shower! Loveland had 24 new listings this past week. Prices range from $70,000 for a 700 sq foot house on 3 lots. 11 of these properties are below $200,000. This is way down from the summer time listings per week And there are some really nice ones. My favorite for location and lifestyle is on 5 acres for $689,000. It is an all brick ranch with walk out basement plus separate studio style apartment. Barn offers loft storage and 4 stalls for horses or recreational vehicles. I have had the wonderful experience of working directly with an underwriter through the USDA Rural Development loan program recently. In the process I have educated myself to a program that I believe is under used and fully funded. USDA RURAL DEVELOPMENT LOANS WORK!!  If you have a client that is in a lower income bracket, has some credit challenges, disabilities or no money for down payment - this program more than likely can help your client become a homeowner. When the conventional banks turn these Buyers down, USDA Rural Development will look at the bigger picture and work with them. NOTHING MORE FRUSTRATING than when a Buyer calls asking for information about a home they saw driving down the street. Upon further information gathering it turns out they have a Agency Agreement with another agent. These Buyers are then explaining to me that they have been calling all the agents or offices listed on the yard signs because their agent is never available to see a property or doesnt call back for a day or two. My particular experience goes something like this: These Buyers were wanting to see a home and their agent wasn't returning their calls. Their current home was listed with this agent and is in contract. They were happy with how prepared she was to sell their home and how quickly it sold. Loveland had 35 new listings this week. New construction, mobile homes with land, half duplex, full duplex (now is a good time to jump into being an investor) older houses and newer ones. Rates are haning in there around 4%. Don't wait to buy until they start going up. For 7-8 years I was in women's and motorcycle outreach ministry. I went and spoke at various church events, writing two books (Radiant Beauty and Prayers From the Heart) and wrote and promoted a Ladies Retreat called "Facial of the Heart". I must admit I have seen and sat by those faithful cold call talented agents in the past.. Truth be told, I sort of envy them. They could call a priest in the middle of Sunday mass without hesitation. Nothing sways them to hesitate. It is truly a gift! Just not mine.     As outspoken as I am I just can not bring myself to cold call people to promote my real estate business. I know this is NOT a good thing in real estate. More than likely it will only be a confirmation to what your REAL ESTATE AGENT has probably already told you, if they haven't then listen up!
