Loveland gave us 23 total listings to view. That's way too many for 5 minutes so I decided to have us look at houses under $200,000. That gave us 9 quite impressive homes under 200K. Take a few minutes to watch the video and you'll see what I'm talking about.

There were 38 Loveland listings today so I had find a way to narrow it down. I searched for houses under $200,000; there were 13 of those but 4 didn't have pictures leaving 9 for us to look at today. You will see that in Loveland you will find a lot of bang for your buck.

The first half of 2010 is complete and the government stimulus money had an impact of the local housing market.  In Loveland, the existing home market year to date jumped 24% (slowing a little bit from last month) over last year. Fort Collins rose 29% and Windsor's increase slowed to 2% Greeley/Evans year to date is up 8% year to date.  Every area saw improvement but will it hold? That is the million dollar question. Prices...yes they are up as well. Loveland saw the median price increase 6%, Ft Collins up 2%, Greeley/Evans up 8%, and finally Windsor up 13%. Someone asked me the other if our prices have bottomed? Tentatively yes. Because we are still seeing the effects of the tax incentives, it will be a couple more months until we know for sure.  It has been a while since I reported on...

Loveland had 33 new listing this week. It is down from the previous weeks. As we are approaching the "end of summer" yes, I said it even though we are reaching into the 90's on a daily basis (Thank goodnes for the 60's at night - glad I am not in Poenix!). Today a special treat with taking a look at the history of solds since 2004. It is a great time to be a buyer as there are some good deals and GREAT MORTGAGE RATES - UNDER 4.5%. It is truely unbelieveable. We will go over the history of rates sometime.

Loveland is staying consistant with 40 new listings this week. Everything from a small $85,000 to about $500,000 with some new proposed construction over that amount. There are a couple of properties on water. My favorite pick today is a house that is beautiful inside. Has a main floor master, finished basment, formal dining room, a fun kitchen with a double sided fireplace. Since it is near a lake, one feel that maybe it should be on the lake, but it is not. It is perfect for someone who wants a small yard. It is not my listing and the Ires mls # is 634024. Let me know if you would like to go see it!

Loveland had 42 new listings this week, which is similar to the previous weeks. Now, i do include the previous Monday as I recorded this video this morning and don't want to miss anything. But then again, with 42, I cannot help but miss showing all of the listings to you. So please let me know if you want to know more. Prices ranges from $47,500 for a lot with a mobile on it to $800,00 on 35 acres and a variety on water or golf courses.

Loveland's Promenade Shops, one of Northern Colorado's largest shopping centers, went back to the bank after receiving no bids at auction Wednesday morning.  KeyBank National Association (via CLC REO LLC, a Delaware limited liability company and assignee of KeyBank) purchased the property for just under $85 million with an outstanding deficiency amount of $32 million owned from the developers, Centerra Lifestyle Center LLC. For now the mall will remain open and conduct 'business as usual' so shoppers should hopefully not be concerned about any potential closures.  The Promenade will still provide a great place to enjoy a great movie or hit the latest sale at The Gap.

There are 13 houses prices under $200,000 15 houses priced between $200,000 and $300,000 8 houses priced between $300,000 and $500,000 and 4 houses priced above $500,000 There is just a nice variety this week. A new listing on Lake Loveland for $845,000, some new construction. A short sale on Horsetooth lake, and a couple are bank owned. Loveland, Colorado had 40 new listings this week. Each week new listings are coming on the market and not that many new buyers have taken their hands out of their pockets. Pricing is VERY important. Has the first time home buyer and existing homeowner tax credit stimulated the home purchasing market? Yes it did.  Even though qualifying for the stimulants has expired, we will see the effects though the end of June. Qualified purchases have until June 30 to close on the property. In Loveland, the resale year to date home sales jumped 28% (+21% last month) over last year.And yes the tax credits helped home prices increase over last year at this time. Loveland - 40 new listings. As we can see activity is picking. There is a nice variety, some excellent deals and great interest rates. There are some buyers out there, but not enough to cover all of the new listings that are happening. Believe it or not, we need the folks that are thinking about moving to start thinking about buying before school starts!

Loveland had 35 new listings this past week. We had an extra day as I reversed what I covered. I usually cover Windsor on Wednesday and I did it yesterday. Our prices cover $$125,000 to $1,500,000. There are a lot more acreage properties showing up and primarily on the upper end.

There were 32 new listings in Loveland this past week. Prices range from $146,900 to $899,000. That house had once sold for $1,050,000 and then another time at $549,000. I bet it has a story to tell! By the way, rates are amazing! Still hanging at under 5%. If you want a place to buy to live, this is the time to do it. I think my first mortgage was at 7 or 9% and I felt lucky!

32 new listings this week in Loveland. ranging from $137,500 to $2,000,000. I had included the Monday before, so did exclude it today. If I doubled up, there would have been about 54 new listings. As you might remember there had been some technical difficulties last week. It was a busy week, just before graduations. It will be interesting to see what happens this next week. The first four months of 2010 has had a major up lift to the housing market primarily due to the first time home buyer and existing homeowner tax credit.  In Loveland Colorado, the resale year to date home sales jumped 21% (+14% last month) over last year.The tax credits helped home prices in most areas. The median and average existing home price rose in Loveland 3.0 and 6.0% respectively. A great 4 months! The tax credits have seemed to help the Loveland Colorado housing market, I wonder what the rest of the year will bring.  In Loveland, the resale year to date home sales jumped 14% over last year.  Home prices have jumped as well.
