It is too early to be predicting how 2010 will shape up so I thought it would be fun to compare February's residential sales to January of this year.  In Loveland, there were 77 existing homes sold in February compared to 52 in January. This may seem like a huge increase (48%) and it is. However the average number of homes sold since 2005 were 74.6 for February. The 2010 Optimist Travelogue films are well on their way. The films are shown at Loveland's Thompson Valley High School, Price Auditorium. All shows are on Saturdays at 7 p.m. Single admission tickets: adult $8, senior & student $7.50, and family $16. So far our tour has taken us to  "In Search of Shangri-La" with presenter Buddy Hatton in person. This "land of sacredness and peace" at the foot of beautiful of snowcapped mountains in Tibet has just been opened to visitors in the last 5 years. Last Saturday (Feb 20), Steve Genser, took us to "St. Vincent and the Caribbean Jewels" with its volcanic mountains and brilliant flora - a prime vacation playground.   We have two show left. Here are the January 2010 residential market report for Loveland-Berthoud market. There were 52 existing homes sold in January. Sales volume was $11,952,535, the highest priced home was $580,000 and the lowest priced was $48,000. The median price came in at $195,000 while the average price was $229,856. For new construction, had a sales volume of $1,148,902. This translates to 4 homes being sold. The highest priced home was 580,000 (interesting that the highest Price was the same for both markets) and the lowest was $169,900. The median price came in at $192,000 and the average was $287,225. I have been collecting existing home sales information for a while and now that 2009 doors are closed, I thought it would be interesting to see how the Loveland Colorado existing home market did compared to last year. The results are great news. The total number of existing homes sold was 1200. Only down 2% or 19 homes from last year. This is fantastic news considering the economy.  For the year so far (January through August) we have seen 830 existing homes sell in Loveland. Total sales dollar volume is $194,749,030 and the highest price home is $1,100,000. The median sales price is $199,900 and the average price is $234,637 So what does all of this mean? Year to date, Loveland existing home market saw a 4 % decline in volume over same period last year.  However the median home price only fell 1%. Not bad considering. July's existing home sales in Loveland Colorado grew 30% over June. However we are still down for the year ( -7%) when comparing to the same period as last year. We should be at 760 homes sold for the year and we are at 709. Considering the economy still not bad. The July's inventory fell from 6.7 months of inventory in June to 5.06 months. This may suggest homeowners are waiting to put homes on the market. The total dollars volume sold year to date is $164,778,091. The highest priced acheived for a home sold so far for this year is $1,100,000 and the lowest is at $21,100. The median price is now at $198,000 and the average price is $232,409.  Currently sales in the $200,000 or less being hot is bringing the average down right now. Wow...Loveland Colorado makes it again. The US and World Report magazine has Loveland  as the 7th best place to live.  The article says Loveland is considered the Gateway to Rocky Mountain National Park.  The 27 public parks, 16 miles of recreation trails, and 300 pieces of public sculpture help make Loveland a best place to live.
