I am fortunate to again review a new restaurant in our beautiful Loveland area. This time the location is the Promenade shops at Centerra. Since there is no traditional food court  at our fair mall, I think the addition of the new Costa Vida will be a raging success.    Before arriving, I had heard it compared to a Wahoo's. I was beside myself with anticipation since that is a favorite of mine worth commuting to Longmont for. I have to say that there wasn't much similarity in my opinion. Although there is certainly a beach, surf ambiance, that is about where the likeness ended. The atmosphere is a bit more upscale, though still eclectic and beachie. Not the kind of place with random bumper stickers pasted on every wall like Wahoo's. There is a beautiful glass water feature that will gra...

Well 2007 is in the books and the Loveland Colorado resale market is close to bottoming out. 2007 saw the number of homes sold decline only 3% over 2006. This is fantastic when you look back at how 2006 ended up.The median sales price for the year ended at $208,000 down 4%. Unfortunately last year we saw an increase in median price. Considering what some of the other areas of the country are seeing, a 3% decline is just fine. The average sales price for the resale market also saw a 4% decline to $249,385.There is definitely a glimmer of hope for 2008 in the Re-Sale market here in Loveland. Now for New Construction. I wish these results were better. Loveland saw the new construction volume drop 34% over 2006. However on the bright side of things, the median and average sale price increas...

Council gives preliminary approval to zoning for large house lots, an article from the Loveland Daily Reporter-Herald, reports that the Loveland City Council gave a preliminary approval to the new zoning designation known as estate residential.  This zoning designation would allow a maximum of two homes on every developable acre.  Greg George, the city's director of development services said, "The intent is that when someone drives through the developed area, they see homes spaced a considerable distance apart."  The designation will streamline future proposed developments, he added.  http://www.reporterherald.com/Top-Story.asp?ID=13593

When I bought my house in High Plains Village, I was trying to get my arms around the whole Environmental Center thing. After all, I never walked the trails, saw the lakes or took a bird watching tour with the HPEC staff. So, from my standpoint, the value of the HPEC meant nothing to me. In fact, I may have even questioned the .02% fee that is mandatory to live in High Plains Village and chalked it up to another way for someone to collect money from me. The sad truth is that I was not overly concerned about the fee since we wanted the house, loved the neighborhood, etc.After we closed on our house in High Plains, I slowly realized the benefits of the environmental aspects of living here. While I am not a big fan of cliche's, I can tell you that Happy Thanksgiving is so much more than happy and thanksgiving. Today is a very special day, a day when every human can give thanks (in their own way) and find something to be thankful for or to appreciate some of the positives in one's life. Today is like every other day with the exception of reflecting on those things that we feel especially blessed to have in our lives. I am thankful for:My family and our soon to be third daughter (due in late January).My friends and neighbors. McStain Neighborhoods and I have been talking for a few months now about the remaining lots that they have yet to build on. For the last year and a half, the remaining seven (7) lots in High Plains Village have been marketed primarily as a a package deal to other builders.As a Realtor and homeowner in High Plains Village at Centerra, I have been particularly concerned about the lack of activity and for that matter, sales in our community. Having a bunch of vacant lots does give us the 'feel' of more open space but also gives the impression that our community is not desireable enough or too sluggish to make a commitment. What a beautiful day to be outside! The parade started at Independence Park and continued to Piney River and then on to the High Plains Environmental Center. Along the way, the kids were greeted by several High Plains residents with candy and kind offerings. At HPEC, the kids enjoyed pumpkin painting and a magic show. I still have no idea how my kids pumpkin ended up being one of the winners. Perhaps, I should have abstained from voting. Hey, they asked me to be a judge!My little beauty was Snow White (foreground). A good time was had by all.........

The connection between the Promenade Shops at Centerra and Crossroads Blvd is now officially open. This connection will officially link the Promenade Shops, 2534 and the future Grand Station with county road 5. The new road will link Loveland, Fort Collins & Windsor with this one road. To any that live in parts of Fort Collins & Windsor the headache of having to deal with the Crossroads intersection just got a whole lot easier (and less stressful).See photos below.....

As I was having a conversation with a fellow agent this morning, I was thinking about my girls (wife, daughter, daughter and daughter on the way). This fellow agent and I were discussing the local market and when we think things will turn around. Overall, we both thought about how the national media affects local real estate, specifically Northern Colorado. The media is all about the bad news and throws all markets into 'the market'. I can assure you that 'our market' is a good buy, right now! Why?
