The old School House/Grange building in Colona Colorado Is raising funds to restore this old historic building. Built in 1915 and served as aschool until 1948. Purcahsed by the Grange in 1963. In 2000 it was designated a Ouray County Historic Site and a Colorado State Historic Site. In 2006 it was included on the most endangered places list by Colorado preservation Inc. The Grange members are trying to retore the building and were awarded a grant of $250,000 from the Colorado Historical Society, but in order to obtain this grant the members must raise $85,000 as a matching contribution. Mortgage rates are at 37 year lows. The average 30 year fixed rate Loan declined to 5.1% for the week ending December 31 2008. The 15 yeaqr rate dropped to 4.83% which is its lowest level since March 2004 when it was at 4.7%. Since the end of October rates have dropped by 1 1/3% which for a $200,000 loan means a savings every month on your payment of $173. Money you could use elswhere should you seek to re-finance your exsisting mortgage. With low rates and falling home prices this is a good time to buy. In Montrose Colorado home prices have about reached the bottom if you are waiting thinking that home prices are going to continue to drop that might be a mistake. Here is a quick run down of the home sales numbers for last month August 2008 in Montrose Colorado compared to Aug 2007. 1.    Aug 2007   units sold 76    Avg Sales Price $203,506   Avg Days on Mrkt  149 2.   Aug 2008    units sold 44    Avg Sales Price $192,848   Avg Days on Mrkt  128 As you can see the numbers are down. I feel that all year the numbers have been down about the same on a month to month basis. My opinion is that we are in a pattern now that is going to stay about the same month over month which means the market is at about the bottom, I don't see much change either up or down for the forseeable future.  www.MontroseHomeConnection.com

Here are the June 2008 Homes Sale numbers. Also first 6 month comparisons for 08/07/06.    1. June 2008: 48 Homes Sold.  Avg Days on Mkt: 135  Avg Price of a Home : $243,769 2. June 2007: 75 Homes Sold.  Avg Days on Mkt : 144  Avg Price of a Home : $239,030     The following is the first 6 months of each of the last 3 years for comparison. 2008: Sold 248     DOM  154    Avg Price  $227,773 2007: Sold 349     DOM  135    Avg Price  $227,610 2006: Sold 417     DOM  147    Avg Price  $205,714 As you can see the number of units selling is dropping, however it is having little affect on the other numbers.  www.MontroseHomeConnection.com

Within the past week I was in competion for a listing with as far as I know 2 other realtors. I did meet with the sellers last Saturday as they were in town to interview realtors for the purpose of listing the home, which they inherited within the last 6 months or so. As you may have gathered the sellers do not live in Montrose or even Colorado for that matter so their knowledge of this market is limited to say the least. I had prepared a CMA a couple of weeks ago and mailed it to them. The nature of the property shows that there are not many comps so I used the 4 that were available. My value based on the comps was the high 400's which in my opinion was being generous. There is always a lot to do in Montrose. I've made a list of all things I would recommend if you visit Montrose. 1. Hiking in the Black Canyon National Park is always a breathtaking experience. It is just 10 miles outside of Montrose. They have hiking trails, camping sites, and a nice information center. It would make a great camping place or just an afternoon trip!2. Visit downtown for some great shopping! Downtown Montrose has beautifully restored historical buildings with many stores and cafes. It also makes a fun afternoon.3. Go to the Hot Springs! It is 30 minutes to Ouray ( Your right in the middle of those beautiful mountains in the picture above.) and well worth the drive. The hot springs are wonderful year round. Relax and enjoy! You can even get a massage if you feel like it.

 This is my backyard! It is often hard to appreciate the beauty of Colorado unless you see it. I hope that anyone who is thinking about relocating investigates this area. We have so much to offer! This area also makes a great vacation spot. Hiking, fishing, skiing, sledding, 4-wheeling, white water rafting, hot springs, rodeos, horse racing, craft shows, fairs, train rides through the mountains and many more very interesting and exciting adventures.
