            How can this happen?  I've been searching for just the right floor plan, on acreage zoned for horses, and within commuting distance to Colorado Springs. Eureka, I found it! All was perfect until I researched the well permit for the land.  Household only.                When looking for equestrian property in Colorado Springs, you better make sure your Realtor has knowledge of well permits and does the homework on the permit attached to the land.  Finding just the right home but without the right permit can mean disaster.                There are multiple types of permits issued by the State Engineer's Office here in Colorado, but the two most common are the Household and Domestic/ Livestock.  Household is just that. It is unique to most other urban neighborhoods. It's 10 miles north of Colorado Springs, and is located on the east side of I-25, and on both the north and south side of Hwy 105, and ends just west of where the trees end. Tri-Lakes, Monument, Colorado Sold Data for December 2009 Here's some interesting data for the last period of 2009. It shows the maximum and average difference between the list price of homes in the Monument, Tri-Lake MLS area, and the actual sale price. The minimum is scued due to a requirement the has MLS requiring auction homes to be listed for $1.00. (Of course they don't sell for that!) But even without the proper list price, you can get an idea of what the botton price range in our market is. Downtown Colorado Springs is approximately 16 miles south of Monument, CO. It's an easy ride on Interstate 25. They are open 9:00 to 5:00 most days, and closed on Monday. Monument, CO - Ten Great Things to do in and Around Monument, Part 8 Castlewood Canyon One of Colorado's State Parks is Castlewood Canyon. It's located just south of Franktown on Highway 83. And approximately 30 miles north of Monument, CO. Highway 83 out of Monument is a pleasant trip thru high plains pastures and rock formations with great Colorado scenery all the way. The park has some many walking trails. It also offers, hiking, rock climbing, horseback riding, wildlife viewing and tons of places to take that perfect photograph. Monument, CO - 10 Great Things to Do, Part 7 of 10 The Florissant Fossil Beds 15807 County Road 1Florissant, CO 80816(719) 748-3253 Florissant is a little community up in the Colorado Rocky Mountains, just due west of Colorado Springs and Monument, CO. The ride up there, on Colorado Highway 24, goes thru beautiful Ute pass, from Manitou Springs to Woodland Park. (Woodland Park is a post all on it's own!) It will probably take you about an hour to get there from Monument. But, Florissant is a little bit farther on Highway 24. The town is very small and has no signal and no stop signs on the highway.
