Salida Co and area Regional Market Report: 9 Year OverviewCurious? The big question we get is: How is the market? In a nutshell, our market time is down (how long homes have to be on the market to sell), our prices are up and in some areas, our inventory is down. We have seen a few full price offers and a few multiple offers. As you can see below, we are improving but are lagging behind the rest of the nation, as are other rural areas. Salida Colorado has the lowest days on market at 131 days, whereas in the Denver market, homes sell in days or even hours. I am thrilled that we are steadily coming back. Real Estate Market 3 Month overview near Salida CO     We are approaching the end of February and just had a delightful foot of snow in some areas that is already melting. I can see new growth starting to emerge in areas. Spring is on the way! Unlike some parts of the country, we are known as the Colorado Banana Belt.. Ski in the Mountains and hike/mountain bike in the valleys.    Unlike 95% of the nation, however, are real estate market is experiencing colder temperatures. Denver and the front range have market times that can be as short as hours and multiple offers driving the prices up significantly. Our little cluster of towns* that I have included in this report is beginning to see a positive shift but we have a ways to go.  We will post this report every month to keep you apprised... 02/25/2015

Real Estate Market Report for Dec, 2014 In and Near Salida CO The real estate Market in and Near Salida is still soft but recovering.    According to the Housing Predictor, Colorado's median sold price in 2014 was $262,025 (aout 5.5% higher than the Salida area solds). Homes were on the market 79 days (DOM) before they closed.   It looks like home values increased by 8.7 percent from 2013. However, Denver prices increased a whopping 10%. According to the Realtors of Central Colorado MLS, the median sold price in the Salida area for 2014 was $247,725 Since 2013, these values increased by 9%. Notice that our increases are actually a bit stronger than the rest of the state. Unfortunately, our inventory is still large (more homes are going on the market than selling) and our days on market ... 01/03/2015
