One Steamboat Place luxury ski in, ski out condos It’s been an interesting year for high-end home sales (over $1,000,000) in Steamboat because the luxury market isn’t as robust as its been in past years. Typically, 10-15% of pending sales are for homes priced over $1M, but this year luxury homes only represent 6-7% of pending sales.   I have a few theories why our high-end market is soft, but you’ll have to call to find out what they are.  While some market segments are red-hot with multiple offers (like the under $350,000 entry level market), Steamboat luxury buyers are still able to negotiate prices and terms. In the first half of 2015, 29 homes sold for over $1,000,000.  Interestingly, 10 of the sales were ski in-ski out condos at One Steamboat Place.  OSP is closing out their develo...

The Rockies Condos in Steamboat Steamboat Springs condo buyers continue to focus on the Out of 43 sold condos in June, 90% sold for less than $500,000 and 67% sold for less than $350,000.  This feeding frenzy at the lower end is frustrating buyers because places are going under contract within a week or two, often with multiple offers.  If you are considering a condo purchase under $350,000, have your financing ready to go and be ready to look at places as soon as they come on the market to increase your chances of having your offer accepted.  We can guide you so you submit a strong offer that will appeal to the seller.See all the condos for sale under $500,000 here, or scroll down to see specific details for June sales.  If you’d like to know more about our market, please call us at 9...

It's Time to Catch the DriftWater. Water is vital to the existence of our people and planet. The Yampa Valley is blessed with copious amounts of good, clean, cold water that comes from snow melt. It feeds our rivers and reservoirs providing miles and miles of recreational use, habitat for fish and animals, and drinking water for our neighbors downstream. In honor of this great resource, and to raise awareness and educate the public, Leadership Steamboat and the Friends of the Yampa have put together Water Week - a week of educational offerings, film screenings, and gatherings revolving around water and Yampa River stewardship.                                                        Thursday, May 28th marks the launch of the Catch the Drift campaign by Leadership Steamboat. A Real Estate Slow Down - But It's Going to be OkayThe absorption rate is a strong indicator of the health of the real estate market. It's measured in month of inventory and how long it takes for real estate to sell. A healthy real estate market has 5-7 months worth of inventory.  Because Steamboat Springs, CO has such diverse properties I broke it down by price-points and property type - Single Family | Townhome | Condo.  Yes, we're seeing a bit of a slow down. But it's also mud season and a slow time for real estate - so don't read too much into this.      March was a good month for Routt County real estate transactions with $41.8M in gross sales and 109 transactions. Compared to March 2014, this was up 4.8% in total gross volume and up 17% in transactions.> 74% of March transaction v...

Our pet moose? Of course it snows in Steamboat once the Steamboat Ski Resort is closed!  However, intertwined with those blustery days are glorious days of bluebird skies and warm temperatures with bicyclists abundant throughout the Yampa Valley.Steamboat Springs is somewhat of a ghost town this week with spring break for the schools sending most families in search of sandy beaches and tan lines.  Consequently, Steamboat Springs real estate closed transactions were and will be a little quiet.  There were 15 closed Steamboat area real estate sales last week for a dollar volume of $5,198,000.  Add to that $1,358,195 in fractional/time share sales.  7 sales were single family homes, 5 condo/townhomes, 4 lot/land sales and no commercial/industrial transactions.Of the current pending Steamb...

Not much snow for the last week at the Steamboat Ski Resort! As is frequently the case, the Steamboat Ski Resort is receiving snow as I type because the area closes this weekend. No complaints....moisture is good.  My visions of golf course openings in Steamboat may have to wait a week, however. The Sunday Steamboat Pilot newspaper reported 27 real estate transactions last week with a dollar volume of $13,178,899.  Of those sales, 11 were single family homes, 10 were condo/townhomes, 5 were lot/land sales and 1 was commercial/industrial.Of the 131 pending sales in the Steamboat Springs BOR MLS Sunday, the total pending list price dollar volume was $77,056,545 with the average pending list price $588,217 and the median $369,000.  13% of those pending sales are listed for over $1 million,...

Bashor Bowl area 2015 is proving to be a transitional year in real estate here in Steamboat Springs and around the country.  (The stories out of Denver and the Front Range show their markets are even crazier than ours with 50 showings the first day and 20 offers on the same property. Whew.)  Our low inventory has frustrated buyers who either aren’t finding what they are looking for or are finding prices higher than recent comps with sellers willing to wait for the next buyer rather than settling for a lower price. The February stats really illustrate what is going on.  Land Title emailed the final numbers showing February was quite a bit slower than last year with only $16.2 in Steamboat real estate Gross Sales Volume (down 58% from last year) and 49 Steamboat real estate transactions (...
