Here are a few articles from this weekend's paper. There is definitely a different energy around the market. Frequency of floor calls, increase in showings and pending sales. The squeeze is in for first time home-buyers taking advantage of the tax credit. Must close by Dec 1, 2009. We shall see if they extend it for next year. I'm working with a fellow that is trying to get in on the action. Pretty cool to see worthy folks be able to purchase a home. www.YourSteamboatHome.com Links to articles below: Real estate transactions for Oct. 9 to Oct. 15, 2009 http://www2.steamboatpilot.com/news/2009/oct/18/real_estate_transactions_oct_9_oct_15_2009/ Fractionals, timeshares make sense in down economy http://www2.steamboatpilot.com/news/2009/oct/18/fractionals_timeshares_make_sense_down_economy/...

The Yampa River Botanic Park is a must-see if you are in Steamboat during the spring, summer, or fall.  It’s located between downtown Steamboat and the Steamboat Ski Area and can be accessed from the Core Trail or Pamela Lane (turn by Freshies and Mt. View Car Wash, then turn left on Pamela Lane). The Botanic Park is the ever-changing display of perennials that always look good. The Steamboat Springs growing season is short–56 days–because we live in a valley where cold air can settle. In fact, Leadville (at 10,430 feet) has a longer growing season than we do. There is no better place to enjoy the ponds, birds, and fragrant flowers.  During the summer, you’ll find Strings in the Mountains performers playing at noon on Thursdays. Hundreds of people gather on the grass overlooking the pon...

As a Steamboat Realtor trying to stay ahead of the trends, I recently completed my Certified Distressed Property Expert certification to have a better knowledge of Steamboat area short sales and how to help homeowners avoid foreclosure. If you are a Steamboat property owner who is behind on your payments and searching for options, selling your home in a short sale may be what you need to get out of debt and move forward. Certified Distressed Property Experts (CDPEs) have reported a 49 percent decrease in the average time to complete a short sale after achieving the CDPE Designation, according to a new survey from the Distressed Property Institute. Before becoming a CDPE, the average time for these agents to close a short sale was 53.01 days, compared to 27.26 days after becoming a CDPE....

An insightful look at lending in the Steamboat Springs market provided by Kathryn Pedersen of Yampa Valley Bank: First and foremost, lenders are still making loans. We had a record month in June and expect another great month in July. As a local bank we are still lending on vacant land and doing construction loans. In the mortgage department, a good portion of the homebuyers that we are seeing today are first time homebuyers. The $8,000 tax credit is working in our eyes. Remember, the tax credit is for qualified first time homebuyers that purchase a primary residence, and close by December 1, 2009. (Please consult your tax advisor for specific questions on your situation.) We expect lenders to get very busy as the deadline approaches, so it is important to get under contract by the begi...

I write on this blog about Northwest Indiana Real Estate and Mortgages, that's my own personal industry and profession.  But today a quick set of links to a friend and associate with an opportunity in Colorado.   Often the first thought of a vacation in Colorado immediately brings up skiing, and for sure that's a great option at this Steamboat Springs Vacation Condominium.  But as I can attest from having visited Jackson Hole Wyoming a few summers back, a su mmer vacation to the Rockies is totally awesome too.   You really have to head to the Imagine Steamboat website, sign up for updates, and get summer special pricing. Call or email today for a quick quote on a vacation I think you'll remember forever.

The recent positive economic news continues to bolster the Steamboat Springs real estate market and we are seeing an increase in Buyer inquiries. In general, June is typically a slower month; however, property showings are steady (consistent with June 2008) and interest rates continue to create great opportunities for buyers in all price ranges. The number of sales for the month was 37, well below normal, and the closings were 1/3 of the sales from last year at this time. We are seeing sales occur at all price ranges in all areas, but all sales consisted of properties that were priced very aggressively. Buyers are looking for deals, and there are plenty of them out there. The basic economic lesson of Supply and Demand is alive and well in the Steamboat Springs real estate market - plent...

Hi All, The sun has come out for a couple days, bikers and outdoor enthusiasts are giddy and taking advantage of the Vitamin D. Today, I rode up Emerald and was passed (on the stretch we all loathe) by a gentleman sporting Tevas, flat pedals, no helmet, backpack full of tools who was just out getting some fresh air before going to work...quintessential Steamboat! Pending contracts have peeked over 100 again and things are a buzzing.  Below are some of the recent articles. Enjoy the rest of your weekend and don't miss the chance to own Your Steamboat Home.      Summer is awesome here!  angela@yoursteamboathome.com Real estate transactions for June 5 to 11, 2009 http://www2.steamboatpilot.com/news/2009/jun/14/real_estate_transactions_june_5_11_2009/ Kreissigs put Rollingstone back on mar...

The Olympian, one of downtown Steamboat's coolest projects is offering 20% Price Reduction on the next 3 units sold. If you haven't seen these units, and you are shopping for a Steamboat location that is near everything, let's go check them out.  Some of the top floor units offer views of the mountain, valley, river, Sleeping Giant and have huge decks for entertaining. The contemporary mountain design throughout all units allows for tons of light and space.   These truly have the feel of an urban loft but are nestled in the beauty of Steamboat.  angela@yoursteamboathome.com For example, Unit #403 is listed at $1,834,000. This would make it $366,800 off the list price, so you could get one of Steamboat's premier spots for $1,467,200!

Sunset coming down Rabbit Ears As the snow falls overnight and the sunshine melts it off during the day, Spring is definitely here in the Yampa Valley both with weather and in the market! It was a positive week for real estate sales with just over $11 million in transactions and over $471 in fractional/timeshare sales. Also, the contracts pending edged over 100 which hasn't happened in a few months. Showings are up, the activity and conversation has livened and more Buyers are making offers on all types of properties.  The first time homebuyers tax credit of $8,000 is an excellent opportunity this year and there is inventory to support it. Let me help you find Your Steamboat Home.  angela@yoursteamboathome.com Real estate transactions for April 9 to April 22, 2009 http://www2.steamboatp...
