Steamboat Springs real estate is different this February as compared to February a year ago.  Last year, Intrawest had just announced they were buying our ski mountain.  Real estate was selling so fast that investors would buy property before they saw it just to get something.  Financing was as easy, and the economy looked bright. This February is a bit slower, but prices haven't come down.  Steamboat still has a rosy future.  Our base village will be demo'ed in the spring and a new one will be built.  People want to live here. They want to raise their children in Steamboat where schools are good and streets are safe. Here's the difference a year makes: Prices for Steamboat Springs real estate are going up. Median Sold prices rose from $351,000 to $413,000 Number of properties sold has ...

Back when Steamboat Springs, Colorado was a ranching community with more cows than people, this little schoolhouse was where all the readin', 'ritin and 'rithmetic went on. Steamboat Springs is still a small community with a great reputation for educating its students, but times have changed and the school population is growing. To keep up with the high standard of excellence, Steamboat Springs is adding on to Strawberry Park Elementary and completely re-building Soda Creek Elementary School. Strawberry Park Elementary School is one of two elementary schools in Steamboat Springs. Strawberry Park Elementary is for students grades K-5 and is one of a few schools in Colorado rated "excellent". Click here for information on Steamboat Schools. Here are photos of the new "pod" which will hous...

We've been really progressing with the formation of our Yampa Valley Sustainability Council. What difficult yet rewarding work its been. We now have working copies of bylaws, a business plan, and our mission statement. We've filed our articles with the state and are in discussions with other organizations in Steamboat and everyone is psyched! It will be the central place in the community for sustainability ~ education and resources. The team is bubbling over with ideas and plans. Already, we have opportunites and funds coming our way! It seems to be happening so fast now. We have a rotating group of around 100 members from a diverse background. We run the gamut... accountants, consultants, builders, elected officials, city employees, service industry workers, writers, thinkers -- all l...

With the framing nearing completion, potential buyers are now able to imagine the type of living that Steamboat Springs developer Paul Franklin envisioned when designing The Olympian."For a buyer to be able to get their eyes around something tangible is very important for them," Franklin said. "Seeing the floor plans and renderings for the building is enough for some people who are considering a purchase. Others want to walk around, check out the amazing views and really take it in before making a decision."The Olympian is being built on the northwest corner of Fifth and Yampa streets directly across from the Yampa River, the Core Trail path and historic Howelsen Hill.  Howelsen is the longest continually running ski area west of the Mississippi River. The skiers who train their served...

Some people who buy Steamboat Springs real estate want a ski-in, ski-out location.  Others want a home on a golf course.  Steamboat Springs has both types of real estate, although there are only three luxury homes available on golf courses in Steamboat Springs. Steamboat Springs is a great place to purchase luxury golf homes because we're located at 7000 feet--thousands of feet lower than most Colorado resorts.  What that means to Steamboat Springs real estate buyers is the snow melts earlier in the spring and comes later in the fall so you can spend more time on the fairways. Steamboat Springs has 3 public golf courses and one private course. Steamboat's public courses are Haymaker, Steamboat Golf Club, and Starwood (formerly the Sheraton Golf Club).  Haymaker is a beautiful course lo...

One thing Steamboat Springs, Colorado lacks is ski-in, ski-out property.  Edgemont, or Bear Claw III as it was formerly known, is a new development coming to the slopes of Steamboat Ski Area to fill the need for luxury ski-in, ski-out properties. It's a big project.  It will have 110 condos and 14 duplexes (euphemistically called "paired ski homes" in the Edgemont literature), and they'll be releasing 44 units this season. Here's the lowdown on Edgemont:Edgemont will be high-end, luxury ski-in, ski-out properties with killer views Edgemont will have 1,2,3, and 4 bedroom floorplansEdgemont will be priced from $800,000-$2,500,000+ Edgemont will have plenty of amenities--a pool, hot tub, fitness area, game room and media room Edgemont will have underground parking Reservation agreements are n...

Condotels are a form of ownership invented as a way for resorts to provide enough beds for visiting guests without owning a lot of real estate. Basically, a condotel is a condominium where they allow nightly rentals. There is usually a front desk person to hand out keys and provide a personal contact for visitors. The owners can use their units as much as they'd like, and are encouraged to put them in the rental pool for visitors when they are not in town. The rental income is then split between the managment company and owner, usually around 50/50. Because Condotels cater to resort visitors, they have plenty of amenities to make guests comfortable. There are usually fitness rooms and spas, pools, hot tubs, shuttle service, and housekeeping. Often, owners can use the facilities even whe...

Despite a slow end to 2007, Steamboat Springs, CO again recorded a record year in real estate sales.  Routt County will reach $1.5 billion by the time all transactions are recorded.November trends:Less inventory meant less sales volume.  Sales were off 35% from November, 2006.Fewer entry level homes were sold (defined as less than $500,000). November, 2006 had 109. November 2007 had only 53. As sales have stabilized, listing prices should stabilize as well.  Last year, as prices increased 5% a month, Sellers asked for--and got--eye-popping increases over the last units sold in their condo development. For more details on property in Steamboat Springs, CO, Stagecoach, Hayden and North Routt, visit SteamboatHomeSales.com or call Eliese Pivarnik at (970) 819-6372.
