January 2013 Economic Outlook for Westminster and Broomfield!!   In taking literary license with Charles Dickens’ opening line in A Tale of Two Cities, the 2012 Broomfield/Westminster real estate market wasn’t the best of times or the worst of times,but it did experience a marked improvement over the past several years. Single family home sales were UP 14.10% in 2012 when compared to 2011 (4,029 vs.3,531). Attached unit sales were down 1.04% for the same time periods (669 vs. 676). Thecollective market was UP 11.67% (4,698 vs. 4,207). The Absorption Rate (the length of time it would take for the market to fully turn) forsingle family homes ended the year at 61 days for Broomfield/Westminster. 2011 ended the yearat 84 days. A Reverse Mortgage Short Sale Conclusion!!     Westminster, CO -How many of you remember the TV Series, Quantum Leap, where Scott Bakula played a character named "Sam", and he would leap into other people's bodies and portray them in their era? Westminster CO: Home Farm Monthly Market Minute November 2012 The Real Estate market in Home Farm has been holding fairly steady over the past few years.  While home values did see a drop, Home Farm has not seen a great amount of short sale and bank owned properties in comparison to much of the Denver Metro area. The turnover rate for the past 12 months in Home Farm has been 6.7%.  This represents the number of sold homes as compared to the number of total homes in the area.  There were 20 sold homes over the past 12 months.  This is a drop from October's 8%, but that can be expected as we enter the colder winter months. Updated 2012 Economic Outlook in the Broomfield/Westminster Areas!  Westminster, CO -  How is the 2012 Economic Outlook in your areas?   Here is what we are finding in the Broomfield / Westminster areas of our office location. For Broomfield/Westminster, single family homes sales are UP 15.46% YTD through October/2012 when compared to through October/2011.    Active listings for single family homes were down approximately 23% at the end of October/2012 when compared to the end of October/2011 (782 vs. 1,019) and down approximately 50% when compared to the end of October/2010 (782 vs. 1,570). Inspection Objection Notice Pet Peeve!!  Westminster, CO -  One of the elements of the inspection objection notice is providing that 'notice" to the seller on behalf of the buyer!  It is a very important process and I always make sure that my Buyer is the one who defines what they want performed and the language of how it is to be performed, by the Seller. I believe as a real estate professional, we ALL feel how important his process is.                Dodging the "Sandy" Bullet in Florida!!      Westminster, CO - When we planned for our trip to Florida to visit family and enjoy some fun on the beaches outside St. Augustine, 5 months earlier, we really did not expect a Hurricane like Sandy to play a role in our trip. As we were packing and getting ready for that 6am flight out of Denver International Airport, this last Tuesday, we wondered if "Sandy" would impact Chicago and how much it had impacted Florida!  To our surprise, we actually dodged Sandy's wrath, but did have to deal with the cooler weather that hit Florida east coast.       Westminster, CO - What does the product bar coding tell us? How often do you wonder where  this product is manufactured, what country, was it made in the USA, or China, or any other country?? I came across an email that was sent to me by a client that actually had some enlightening information in it about what the Bar Coding can tell us. It seems that whole world is scared of China made products.  (Black hearted goods)  So we have the right to know where they were manufactured.  When your next visit takes you to a Wal-Mart, Target, or anyother big box retail outlet, make sure to arm yourself with the right knowledge when decideing which product to buy. Foreclosure Notices and 3.8% Transfer Tax on Real Estate!!             FORECLOSURE NOTICES UP OR DOWN IN YOUR AREA?? Westminster, CO - After seeing the news reporting that "foreclosures" are down across the Country, I noticed that you really cannot say that in one County that I market in. Jefferson County is west, northwest, and southwest and part of the Denver Metropolitan areas, and runs along and into the foothills fo the Rocky Mountains. I have been watching the foreclosure notices that have been issued out of the Public Trustee in Jefferson County for the last 5 months (May through September), and compared them to the same months of 2011.  I have seen a slight increase of 3% in the notices issued from 2011 to 2012, but still an increase.
