Recap of First Quarter 2008 Home Price Performance The average home price in Metro Denver increased +2% in the full year 2005 to the full year 2006, from $309,000 to $317,000. Comparing 2006 to 2007, the average home price across the metro dropped 2%, to $311,000. The first quarter of 2008 was $278,000 vs. the first quarter of 2007 was $296,000: a 6% decrease. Note that prices in the first quarter are usually a bit less than the rest of the year. This is because families that tend to purchase larger, more expensive homes tend to move in the summer months when their kids are out of school. The average price of a foreclosure or short sale dropped -3% to $188,000 from 2006 to 2007. The average price of a non-distress sale increased 5% to $370,000. Sales volume over the last twelve months ...

Take a look at the first page, for AUN (Aurora North).  Note these positive market trends this year:-          number of active listings steadily declining-          average list price pretty stable (finally!)-          U/C up dramatically-          Number of sales / month up (partially seasonality)-          DOM dropping-          Stability in average sold prices and sold price as % of list-          Sold price as % original price UP a lot - banks are getting better at pricing-          Number of expired listings down Every indicator is improving this year in AUN.  You will see the same trends in DSW (southwest Denver  County), but not as marked an improvement as AUN. By contrast look at DSE (southeast Denver County).  -          listings are up (they should be - seasonality)-         ...

The Happy Sumo in Westminster Colorado sucks! We decided to try the new Happy Sumo that opened at The Orchard in Westminster at 144th Avenue this last Friday evening.  It was somewhat busy and we had four people with us including my wife and two kids.  After being informed by the hostess in an icy tone that it would be a 30 minute wait, we took our pager and waited, and waited, and waited while I watched other four tops , three tops, two tops and even one larger party who had come after us be called for their tables.  After 55 minutes I asked one of the four giggling hostesses (all fashionably dressed in black) when they thought we would be called. She looked at her seating list (and I got a glimpse as well), I could see that we had been passed over by about 6-7 parties, and then said in ...

The Village at Harmony ParkThe Village at Harmony Park is a collection of Neumann built homes that is located north of 128th Avenue and just West of I-25.  Built in the early to mid 2000's, the community is newer with a more of an urban feel.  Unfortunately Neumann homes declared bankruptcy just as the community was being finished but it is completed and a very nice area to live in.  The community has a community pool, clubhouse and HOA fee includes trash removal.  Most of the homes feature Granite countertops and upgraded cabinetry woods like Cherry.  They have Master suites and baths and are pre-wired for sound and styled to reflect modern tastes.  The School district is the Adams 12 School District which is highly regarded in the state.

I grew up near Westminster Mall, and, I have to admit, spent more than my fair share of time "cruising" the mall in high school.  Back then, it was the cool place to be.  Now, it's a hole.  Dark and dingy, it's a place where retail goes to die. I am so psyched to hear that it is finally going to be redeveloped into a Belmar-like environment.  It's in such a good location, and there is a ton of reasonably-priced housing available very nearby.  It's also right between Denver and Boulder, has easy access to Highway 36, and I really hope that Old Navy and H&M move right in. Here's the story from The Hub: The redevelopment of the Westminster Mall is a tremendous opportunity to create a vibrant, around-the-clock mixed-use neighborhood that will serve the City of Westminster as a vital, transi...

I have to admit, I didn’t really know much about the Weatherstone subdivision in Westminster just off 117th and Sheridan but I attended an open house event there the other day and was rather impressed. It’s not a very big area but is within walking distance (although a bit of a hike) of numerous shops and stores such as Kohl’s, King Soopers, Kmart, Hobby Lobby, Starbucks, Fox & Hound Bar (the walking distance part may be important here!) and several fast food restaurants. It has a couple of playgrounds, a pool and backs to a massive open space area with walking trails. The church just south of the subdivision has plans to expand as well as increase their use of professional landscaping. If you’d like to check out my 30-second “video” you can see it here. In the last few months, the lowe...

I don't know about you, but I seem to have the worst time finding new and good restaurants. Fortunately I found one in Westminster at 120th, just east of Federal Pkwy. It's called Costa Vida. It's a franchise whose website says that they were inspired by the food from the Blue Coast of Baja Mexico. The menu includes appetizers like Chips & Queso ($3.99), Quesadilla ($6.99) and Costa Vida Nachos ($6.99) (the nachos btw are great, and a filling meal for me, and they'll even just put beans and rice on them instead of meat if you want).Entrees include a variety of Enchiladas (the cheese enchiladas are great!), Salads, Big Kahuna Burritos, Tacos and a kids menu. Dessert includes something called Tres Leches - although I have no idea what that is, Key Lime Pie, Flan and tasty looking ice cream...

Now how cool is this? The 13th Annual Fire Station Five Open House is this Saturday, May 19, from 12 p.m. - 3 p.m. at 10100 Garland St. It appears (on Map Quest) that you can take Church Ranch Blvd. west, past Wadsworth Pkwy. to Garland St., take a right and go north. You'll be able to meet Westminster City Council members, check out the fire equipment and enjoy some good food. (And perhaps answer the age old question - are firemen always hot? Seriously. Inquiring minds want to know...) Take your kids to meet some real heroes! (The firemen I mean, not City Council...ha! just kidding! Kind of.)If you want more information you can call James Mabry at 303.430.2400 x2011 or email jmabry@ci.westminster.co.us. http://www.bethskinner.com/Selling homes in Westminster, Broomfield, Northglenn an...
