Many cities across the Country are still experiencing a good market.   Denver has lagged in that category.   We have seen a 25% increase in listings, but no increase in pending sales.    We are not in a buyer's market, but feels more balanced.This listing has been owned by my Seller for 45 years, and he has done some upgrades over the years, but there were still some most buyers really wanted.   There were quite a few showings, and some said that was their favorite, but I never heard from them again.Saturday, there was a 9 am showing, and at 10 am, the buyer's agent called and said her "kids" (her son and daughter-in-law) loved the home, and they would be sending an offer.    YIPPY!After a lot of issues with the contract system, we finally got the offer, and by 10 pm Saturday night they...

Westminster CO: Home Farm Monthly Market Minute February 2013 by Jennifer Prestwich, REALTOR®, YCRE The Real Estate market in Home Farm has been holding fairly steady over the past few years.  While home values did see a drop, Home Farm has not seen a great amount of short sale and bank owned properties in comparison to much of the Denver Metro area. The turnover rate for the past 12 months in Home Farm has been 5.4%.  This represents the number of sold homes as compared to the number of total homes in the area.  There were 16 sold homes over the past 12 months.  This number has seen a drop since January.  As was the case in January's report, I attribute this drop to the normal slowing of the winter market, as there has not been much new inventory to replace those homes that have sold. ...

"Disgusting Lender To Watch Out For!!"   Westminster, CO - Wow, not much to say about this organization that is GOOD or POSITIVE, when working a short sale situation for your client!! They are called, "21st Mortgage Corp", based out of Knoxville, TN.  Their main business is to provide loans on Manufactured Housing!!   Recently, and that is probably over the last couple years, they have gotten into servicing loans.  GMAC, has been releasing their loan service business, and 21st Mortgage Corp has picked up some of that business!! Single family home sales were UP 16.59% (281 vs. 241). Attached unit sales were UP 22.72% (54 vs. 44). The collective market was UP 17.54%. "Do We Have a Challenge Or What?"   Westminster, CO -  Oh BOY, now the fun begins!!  How many times have you come across a situation you just DO NOT KNOW much about, and must still take care of your client's needs, because you are their Real Estate Advocate for their short sale?? This has recently happened to one of my short sale listings!  The 2nd lien holder, GMAC, has released their service on this loan, right in the middle of negotiating the short pay-off!!  What is worse, is the new loan servicer of the 2nd lien holder, and that amout is probably around $32,000, is 21st Mortgage Corp!   Yes, this is a new loan provider for me to deal with.  Mind you, I do have a short sale processor to work my client's short sale process so that I CAN DO what we do best....
