Here is the Windsor CO August 2012 Real Estate Market Report: July property sales were 68, up 44.7% from 47 in July of 2011 and -6.8% lower than the 73 sales last month. July 2012 sales were at their highest level compared to July of 2011 and 2010. July year-to-date sales of 375 are running 29.3% ahead of last year's year-to-date sales of 290. The Median Sales Price in July was $258,834, down -12.6% from $296,000 in July of 2011 and down -12.4% from $295,500 last month. The Average Sales Price in July was $283,566, down -7.5% from $306,478 in July of 2011 and down -8.9% from $311,339 last month. The July 2012 Average Sales Price was at the lowest level compared to July of 2011 and 2010. The Total Inventory of Properties available for sale as of July was 328, up 15.1% from 285 last month...

There are 14 new homes on the market this week and they are in the $218,000 - $495,000 price range. Windsor is an up and coming area in Northern Colorado and there are some great homes to see this week. I am keeping my eye on two in particular in the Highland Meadows area: 6152 Bay Meadows Drive and 7162 Crystal Downs Drive.   School started today in Windsor and the Weld RE-4 School District. Here is the District's schedule for the 2011-2012 school year, so you can keep track of all the important dates. The Weld RE-4 School District also maintains a website with comprehensive information about the schools, attendance maps, educational and business services, instructional programs, transportation, Board of Eduction information and policies. And as we get back into fall, remember the kids are back in school, so be extra careful of the crosswalks and speed limits in school zones, and watch for those big yellow busses.
