There are new temporary trail closures in the Arapahoe National Forest, just outside of Winter Park and Fraser. The Fraser Boundary Fuels Project has moved to Vasquez Road on October 31st, 2011. This is the logging operation to mitigate the pine beetle trees by removing fuels and reducing the chance of a wildfire near the towns of Winter Park & Fraser. Trails Closed: Twin Bridges & Surrounding Campsites - there will be a burn pile near the junction of Twin Bridges and Blue Sky   Elk Meadows Area (near CR 72)   D2   D4 (upper section)   WTB The Forest Service asks that everyone please respect these temporary safety closures so that loggers can complete their work and move on as quickly as possible. If you live or visit Winter Park, CO, you have probably seen logging operations to remove the dead pine beetle trees from our National Forests.  The US Forest Service has been planning to clear the dead trees along the Winter Park boundary by Vasquez Road and Arapahoe Road for some time and it now appears this project is imminent!  It's our duty as US citizens to make sure they do a good job!   Since the area to be cleared is wetlands and old-growth forest, it is hoped that great care will be taken in the dead tree removal.  Although this section of the forest has had a lot of beetle kill trees, it is full of young growth and many varied species of trees as well as flowers and grasses that are specific and unique to this area!  The key to this project is to make sure that they do not ju...

The new Winter Park based company, Powder Addiction, is officially opened for business!  My husband Jamie, aka "Ski Boss" runs the show so I, luckily, got to join him for his first tour yesterday.  It was fabulous! Powder Addiction's permitted area is on Jones pass which is accessed past Henderson mine on the south- east side of Berthoud Pass. The terrain is incredible. The snow cat transported us up to 12,500 feet.  We had fresh tracks every run.  I know that is hard to believe this year since we are all praying for snow but Jones pass actually had 8 inches new on Monday and a few inches on Tuesday.    Read more about activities in Jean's Backcountry skiing. So be sure and keep doors shut during this time of year until early winter.  Not only are there flying insects that will get into your home, there are also other creatures out there as well.  My wife left our sliding glass door to the back deck of our home slightly open for the cat to come in and out.  Then my daughter showed up late afternoon from college.  When she came in the home, she heard some rustling upstairs.  When she came around the corner, she saw the bear standing up stairs.  She immediately dropped her phone, then picked it up and ran outside and called me.  When I arrived, rather than going in the front door, I went around to the back deck.  I stepped up to the sliding glass door, stuck my head inside and called the bear to come out side.  It slowly walked out, looked up ...

Sometime in late 2009 we will be opening the new Fraser Valley Recreation Center - which will be a great amenity for our area. But, until then, use the many outdoor parks in the area. Hideaway Park is located right in the middle of town and is the largest Public Park offering large covered picnic areas, children's  playground and an awesome skate park. Wolf Park, also near the downtown area is the Winter Park "locals secret" and located in the Alpine Timbers Subdivision.  Covered picnic area, children's playground, large grass areas and tennis courts. Rendezvous offers a small but very nice park near the entrance to their development. This is accessible via the main road or by bike on the Fraser River trail. Get your bike tuned up for the 2009 Winter Park Mountain Bike Series!  The first race to kick off the summer is the Hill Climb on Jun 13th.  It's a 5.3 mile steady uphill (click here for a map of the course).  They tell you at the starting line that "If at any point you're going donwhill, you made a wrong turn!"  This race always seems to be dreaded for those of us that are not in great shape yet - that was me last year!  I will not let that happen this year.  I am working hard to beat my time of just over 1:06.  I want to do it close to 53 minutes.  I will let you know how it goes race day!  In the mean time, I will be riding The Phases, back roads & down in the Front Range until more of the snow melts.Register for the Series or just for the Hill Climb click here.  There's a discount i...

Given the current economy, it's no surprise that the Winter Park real estate market has been a little slower as of late.  The current market statistics support that assertion with June sales of all properties in Grand County being 61% lower than they were last year.  Still, we have reason to be optimistic about the future.    1.  The Denver market is picking up.  Most of the realtors in the Denver area that I've talked to have been busier this summer than they have been in the past 3 years.  Since about 80% of our buyers come from the front range, an improving market down there bodes well for Winter Park and Grand County.   2.  Capital Development continues to make the area more desirable.  In fact, Intrawest is expecting to complete the new base village and open-air gondola by the end ...

Since Intrawest has been the catalyst for an amazing amount of growth in Grand County already, I thought it might be of interest to see the progress that has already been made on the new base village, due to complete by this December.  I think it is safe to say that no other development has had such a resounding impact on Winter Park Real Estate as Intrawest's management and development of the Winter Park ski Resort. It looks like they've been making the best of the warm weather and have already gone vertical on one half of the village (thankfully covering up the new parking garage).  With this new village I am sure that the "light will go on" for more than just a few vacationers and skiers.  The new village definitely helps to create the "mountain village" ambience that vacationers are...

 With the real estate market having so much variation with what is selling and what is not selling, my question is just because you are licensed in the state does that mean that you should try to sell property in a market you are unfamiliar with?  I currently work in second home/investment market that is located in a ski town and about 1 hour from Denver.  My market is extremely different than the Denver market and yet we have agents from Denver trying to sell property up here without even doing there research.  Just recently I had an out of town agent set up a showing on one of my listings and then leave me and my sellers negative feedback because they were unable to locate the property.  Please note that if they were even the slightest bit familiar with the area they would have found ...
