As a resident of Delta County, CO you have already received your property tax bill for your 2017 taxes. Remember in Delta County you pay your property taxes in arrears. What that means is that you pay your 2017 property taxes in 2018. In Colorado there is a two year reassessment cycle. Most properties have already been assessed and according to the tax assessor most property values shouldn't go up over the course of 2018. If your valuation does change, the assessor will notify you by May 1st of this year. If you want to appeal your assessment you need to mail the assessor no later than June 1, 2018...that's the day the letter needs to be postmarked. You have two options for paying your property taxes. Well those are just two of the reasons I haven't been on AR in many many months. I was also distracted by a wonderful summer where I spent most of my time at Confluence Lake. Lucky the Wonder Dog enjoys swimming, and I worked on my paddle boarding skills. I bought a paddle board before the summer really set in. This neighborhood sits between Delta and Cedaredge. It has wonderful buyer appeal. That's due to the nice mountain views and the well made ranch style homes. We don't typically see a lot of turnover in this neighborhood, because it's a place that people love to call home. The location makes it easy to commute to Delta or Cedaredge. Last month there weren't any homes on the market in the Del Ray neighborhood. A new listing came on the market and is already under contract. The house is listed at $239,900.  So far this year no homes have sold. While you won't see a lot of townhomes and condominiums on the market in and around the Cedaredge area, there are some options out there. This type of housing has never caught on around here, and not a lot of condos or townhomes were built. The highest concentration of townhomes is on the Cedaredge golf course. These are newer units near the clubhouse.  Right now there is one townhome on the market. It's on the northwest side of Cedaredge and priced at $85,000. So far this year one townhome sold.
