  You Don’t Always Need an Office to Conduct a Closing   I recently listed a home for a friend of mine and the home is located in Black Hawk, Colorado which is about 55 miles west of my house. The buyers work and live in Black Hawk so when it came time to coordinate the closing, they wanted it up there.  My seller was OK with that because he has moved to Nevada but flew out for the closing and a mini-vacation.  My title company had no facilities in that part of the world, so we had to order a traveling notary.    Black Hawk is a gambling town which used to be a gold mining town and it has lots of casinos.  What it lacks is office buildings or anywhere appropriate to hold a closing.  Remember, in Colorado, all parties attend the closing.  I certainly didn’t want to hold the closing in be...

It is a buyer's market in Black Hawk according to the most recent statistics based on zip code. During the month of September, 2011, 4 homes sold in the area with an average day on market of 89 days.  There are currently 56 homes available for sale in the zip code 80422 which includes the city of Black Hawk as well as some of the beautiful surrounding mountain areas.  This reflects a 60.67 weeks of inventory (just of current homes) so that means it is an extreme buyer's market right now. The Central City Parkway is awash with gold from all of the aspens that line the highway.  The changing leaves are probably at their most colorful this weekend.  As I dropped into Central City, I turned left on the road leading to Nevadaville.  There are a couple of parking lots just up the road a bit that allow for a great view looking down towards the mining town as well as an old cemetery.  The colors were intense - such a shame that we have such a short time frame in which to see them in all their glory.   Aspen add a nice backdrop to old cemetery above Central City, Colorado:   Dramatic colors of the changing aspen:

Well, I have been following the beautiful Columbine....but right now, in Colorado, green seems to be a real issue. So I am including a photo of Colorado Green.....the new crop in our area. With upcoming legislation going into affect on July 1, 2011, there are still so many questions to be answered and issues to be resolved.

I just got back from eight days in Ohio where I spent time with my daughter and her family.  She had her fourth child and I was happy to be there for the birth. I got home late Sat. night and had a golf tournament on Monday.  My business partner, Belinda, was very busy the entire time I was off.  She got one of our listings under contract, took buyers out and listed two homes. My husband and I own a commercial building in Gilpin County, CO. It was a model home for Appalachian Log Homes, situated on a great lot on a scenic by-way in the mountains west of Denver. It is zoned commercial and was my office for over 5 years when I was the broker/owner of Premier Mountain Realty. Due to our partner's relocating, we pursued a lease with a contract to buy which would close 2 years later. 60 days prior to closing, the buyer walked, leaving us with an empty building in a very slow/dead market. I have been watching in awe the Ameristar Hotel and Casino build its huge high-rise hotel in Black Hawk. I have to admit I have had mixed feelings about such a structure on the side of the mountain. Black Hawk is no longer the small historic mining town we remember. But with that said, the Ameristar is a class act and is doing everything to promote its new hotel and the amenities it affords.  My husband and I went up on Saturday just to check it out. The beverage service on the casino floor was good, the slot club (Star Awards) personnel were knowledgeable and very pleasant and the machines actually kept us playing for a long time. With the pleasant experience we had, my husband and I will return to Black Hawk very soon....

Although no vote has occurred yet, there is optimism that an agreement will be made this week to expand and extend the first time home buyer's credit.  However, there is optimism that it will be resolved this week.  Currently in the Senate, the provision would still have to be passed by the House. Just got word that the Senate will be voting on this measure next week. I am having a hard time embracing, much less understanding, the push for an additional tax on tickets to the Central City Opera, the ghost tours and such that is on the upcoming November ballot. I would hope the local government could work within its current means - and I do understand and appreciate that revenues are down - but most of the money spent on these items are already discretionary and to add to the cost just doesn't make sense in today's market. My husband's family's roots go back to the gold rush in Central City, I am a former member of the Shady Ladies of Central City and the majority of my business comes from the mountain communities in Gilpin County. We are having so much moisture in the foothills (that translates to SNOW) the gorgeous colors of the leaves will quickly disappear.  I was able to capture a few shots of some of the vivid orange and gold aspens. They are so striking against a backdrop of green evergreens.  Hopefully, you have been able to get up to the hills....one of my favorite drives is Golden Gate Canyon to Hwy 119, also known as the Peak to Peak Highway then north towards Nederland.  Lots of color and gorgeous views.

Here it is only September 23rd, and we are experiencing heavy snows in the high country. I took a few photos just before the snow....not realizing that the leaves may be dropping quickly due to the cold.  I hope you have had an opportunity to enjoy the fall colors....from deep orange to light gold. The Gilpin County Fair is scheduled for this upcoming weekend, August 15th and 16th at the Rodeo and Fairgrounds just off of Hwy 46 (just east of Hwy 119).  There will be all kinds of activities for the entire family, lots live entertainment, art exhibits, food galore and unique items to purchase.  The Extension Service is there to answer questions  about mountain living, noxious weeds and other pertinent issues affecting those of us that live in the mountains. I was finishing up an inspection the other day in Missouri Lakes, had a few minutes before I had to head to another appointment, so I headed to Central City to see what might be going on. Wow - I drove up to Central City, was barely able to find a parking space, due to ther incredible hot rod rally that the city was hosting. Take a look at some of these cars!!! And just a reminder, there is always something happening up here!!! Don't miss out.  The county fair is coming up within days and then there is always the Cemetery Crawl....check it out!
