It is a special day anytime we get to honor our mother's and thank them for all they do.  My mother passed away 18 years ago, so I can no longer get to thank her personally for everything she did for me, but I did get to thank my wife today for everything she has done for me and our two sons.  This is a day she gets to be treated like the queen she is, and shown how special she is to us.Happy Mother's Day 2026to all Mother's, and I hope tomorrow is a very special day for every Mother everywhere.

Friday Flags:  A New Welcome to Watertown CornerOn my way to league this past week, I noticed a change at one of the intersections leading into Watertown, CT. Some work had been done to a corner just outside a mostly medical building intersection that also had access to an industrial park.A new sign board was installed with a big welcome for travelers. It was better as there was a new pole directly adjacent to the board, that said a lot about the residents and town management as well.It was a bit of a sheltered corner, but I got enough wind to make that large flag stand out.Friday Flags:  A New Welcome to Watertown Corner

Friday Flags:  A Naugatuck CT Landmark Full of PrideI took a quick detour while on my way to an appointment early this week, and it may have been pre-0rdained, as I had a stop sign that also said, here's the place. The old train station in Naugatuck, which was once a busy spot for commuters going into the New York area has been out of rail service or years, A new one is under construction on another part of the railway. The old station has been repurposed, and now is a restaurant, called The Station RestaurantI made a metal note to stop on my way back to get the shot.It was just meant to be and again I share the results as well.Friday Flags:  A Naugatuck CT Landmark Full of Pride

As a longtime real estate professional, I have been asked many times about schools. I  cannot comment whether a school system is 'good,' 'bad,' equal to or worse or better than another.  It can be interpreted a  steering—an illegal practice where a client is influenced toward or away from a neighborhood based on protected characteristics.   Current or prospective parents need to do their own diligence and decide which specific school or district they prefer. For some, it may not matter. Some might want to focus on a particular program or interest that the kid studies or activity. Consider your budget, any requirements within the house itself, distance to services & amenities, and commute tolerance.  Every town differs in terms of housing availability, services/commercial options, and re...

Thinking about buying a home now--or in the next two years? Your best first step:  Check your credit NOW!Why?1.  If there are any negative credit lines on your credit report you need to know about them.2.  Once you know about derogatory credit items, you need to assess whether there are any items that will improve your credit profile if some action is taken on them.3.  There may be items that are incorrectly reported. These may be items that aren't yours. Or they may be duplicate items. Or perhaps a collection account was sold (maybe even more than once) and it appears as the original account, and appears again under the name of the entity that purchased your account. 4.  Collection accounts and charge offs can be paid off or settled which will improve their reporting status and your cr...

Friday Flags: A Nice View from a Waterbury RoadwayComing out of a store in Waterbury this week, my attention was caught by a hard waving flag in the parking lot of a building. I pulled into the driveway and the person with me asked what I was doing.  I merely told her I had to take a photo of the flag to continue a post series. The building has several tenants, but the primary tenant is a German company called Drew Marine. They specialize in heavy duty coatings for ships, and this office is warehousing and administrative.I knew if I waited briefly, I would get the shot I wanted. This pause was 5 minutes f y day, and more than worth the wait.Friday Flags: A Nice from View a Waterbury Roadway

One strategy for pricing your Danbury, CT home is to price it on the bridge. If your house is at $499k, you will miss buyer that have their search starting $500k.Your home would also show up in people's whose price range is $450k-$500k. The more eyes we have looking at the house, the more traffic we get and that could likely get you the home owner a good offer. Most buyers have their criteria set in $25k to $75k range (for example $425k-$500k  or $650-700k), often ending on an even number. However, there may be a few good reasons to list your house for $499k. It is always the owners decision on what price tag to put on their investment. As an experienced real estate professional, I specialize in getting seller the most money as reasonably possible. I ask to you invite me into your Danbu...

Monthly Family Budget Waterford CT GuideMonthly family budget Waterford CT planning starts with understanding how daily life in town affects real household spending. If you are buying a home, selling a property, or simply trying to decide whether Waterford fits your next chapter, your budget needs to go beyond the mortgage payment alone. As a local realtor, I can tell you that families who move with confidence usually look at the full picture first. They think about housing, utilities, groceries, transportation, childcare, activities, and the small recurring costs that shape day-to-day life. That approach matters in Waterford because family budgets rarely stay simple for long. A household may begin with a target number for housing, then realize that commuting patterns, school schedules, ...

How people are paying for house is important. When working with a home seller, there can be advantages of taking a cash offer over one from a buyer that need financingSome reasons are valid, such as the seller needing to close quickly (due to things like a divorce, financial hardship, or relocation). Some properties may not qualify for financing due to condition. It can also be needed if the property could have an appraisal issue. A cash sale should give the seller more certainty of a transaction closing compared to the risk for finaiucng. A cash offer means there is no financing or appraisal contingency; it doesn't mean the buyer can't choose to get a loan but if they don't get a loan, they can potentially lose their deposit funds if they don't perform (seek legal counsel). Also consid...

Friday Flags:  Flying in Front of a Fast-Food Stop in Watertown CTA reality of owning cars is an occasional stop to get it serviced. I was waiting for the oil to be changed and across the road the flag was calling to me.I didn't have a good angle, but as I was waiting for the oil to drip, I had time. The wind was somewhat cooperating and while it may not have been 100% it was still a pretty sight.Friday Flags:  Flying in Front of a Fast-Food Stop in Watertown CT

Happy and Blessed Easter Sunday.  Tomorrow is a special day for my wife and I.  It is a day we look forward to each year.  My wife and I will start out the day by going to Church, and coming home after Church Services, and Bible Class for a special lunch/dinner with some friends.  LLater in the evening we will FaceTime with my oldest son Matthew, his wife Ashley, and my gorgeous granddaughter Elizabeth.  While FaceTiming we will get to watch Elizabeth open up the gifts and candy we sent her.  My wife and I get a kick out of how excited she gets as she opens up the box, and takes out what my wife packed in it.  Even at the age of almost 12 years old, she still gets all excited. I always enjoy the special meal my wife so lovingly puts together, and even though this year neither of my boys...

Friday Flags: It's April, and the Golf Courses are OpeningThe cold weather is trying to move on, but like some relatives, when they have a good thing, they don't want to go.As such, it is making for a difficult time to open the golf courses, but it is happening.I belong to a couple of golf leagues, and their season opening meetings were held this week. The Senior league at Crestbrook Park in Watertown, had their season opening breakfast event on Wednesday, and the course will open this weekend. As I looked up to the pro shop, the flag was also inviting and how could I not oblige.Still too early for the trees to show their buds, and the grass is still too wet and almost dormant to mow, but the flags was already in mid-season flow. Friday Flags: It's April, and the Golf Courses are Opening

Whether you're selling or buying, understanding showing etiquette helps everyone that is looking to make a move.  For Sellers: How Much Notice Should You Expect? Standard practice: 2–24 hours advance notice, depending on your listing agreement and local market norms. Typical scenarios: 24-hour notice – Most common for occupied homes; gives you time to tidy and make arrangements 2–4 hour notice – Common in hot markets or for vacant homes Same-day or short notice – Possible for vacant properties or if you've agreed to flexible showing terms Initial open house blitz: Have interested buyers only come at the open house we have for the first weekend and restrict private showings outside that time.  You control the terms. Your listing agreement should specify required notice, restricted hours...

Friday Flags: A Veteran's Post Will Aways Have a FlagHeere in Prospect, CT, we have a VFW post, #8075, and it is an active group as there are always cars in the lot, and in season their outdoor pavilion always has activities. The post like many across the country is a safe place for all veterans that have served overseas to protect those that cannot protect themselves. With the way we find ourselves as the protectors of the world, that makes for membership with different types of memories than when initially founded in Sept, 1899 after the Spanish-American war.Purpose to fer comfort to rehabilitating veterans as well as support for widows and orphans.Of course, their flag waves proudly adjacent to the building and is very visible from the main roadway. They also have an Apache attack helic...
