“Yes, You Can Build Your Home” After weeks of figuring out next steps for us, we have decided to build and stop searching for home that either don’t work for our needs or folks are bidding crazy money over the asking price. As I shared previously, we own a parcel of land and will build there. I am going to start putting the sub-contractors together and will GC the job myself. I still can’t get over that you have a construction lender that will allow me to build my own home, which is just what I need. Once I have my budget together, will let you know. Make it a great weekend. Julian  These clients will save about 20% of the construction costs, by being their own general contractor. That is a lot of dollars when the plan is the build a 2,500 square foot home. They are fortunate to have fa...

“Should We Sue the Seller and Our Agent?” We should have listened to your advice. It has been 4 months since we closed on the home we purchased. Even though you advised us not to purchase the home without doing a home inspection, we went ahead anyway. It turns out that the home has extensive termite damage and we have gotten an estimate of nearly $30,000 to do the repairs. What a mess as we were seeing issues right away. I want your advice. Our attorney has recommended that we sue the seller and real estate agent that represented us, as she advised us, that if we didn’t have a home inspection contingency, we would have a better shot at winning the bid. The seller’s disclosures indicated they were not aware of any termite issues, but hard to believe. What would you do? This is the second ...

Rocky Dickerson is hosting the "July Active Rain Challenge - Savory Stories", and asks us to write a post about our favorite July recipes.  I am not much of a cook, in fact I would be a lot lighter if I had to depend on eating my own cooking.  However, I do grill, and my wife and I grill as often as possible during the Spring, Summer, and Fall months.  Grilled food tastes so much better than any other food in my opinion, and is something even I can't mess up.  BUT even with grilling my skills are very limited, so I will post about a quick simple meal my wife and I do several times during the Summer.  It is hot dogs, but not just any hot dog, they are "Big Bites" which I get at a little Italian Market I stop at each week called Lino's.To start with I simply fire up my gas grill until it ...

“Only a Slight Error” Two diners at a very swanky eatery were shocked to see on the menu a dish of, "Hickory-smoked possum jowls in pancake syrup."They summoned a waiter to complain.Their waiters looked at the menu. Then he threw it down and yelled to the owner in the kitchen, "Hey, the printers forgot to translate the menu into French again!"

This Yard Is Not an All You Can Eat BuffetWe do not live in a rural area even though the lots on our street are all over an acre in size.  We are close enough to some heavy forest areas where wildlife can abound. We do get visits from raccoons, deer, wild turkeys, and an occasional lost bear. We have been getting too regular visits from rabbits and have a nest some where in our yard. This mom was eating some of the foliage near our front stoop, and was caught full 'mouthed.'They have been busy as they ate a lot of the lettuce in our garden and did a big job with the parsley.  I did get a fence around the garden but when hungry they find something to eat. This Yard Is Not an All You Can Eat Buffet

“Using Your Servicer to Refinance, Not Always the Best Idea” Hi Joe,You assisted us 3 years ago when we purchased our home. You made the process pretty simple. The mortgage recently got taken over by a new servicer and they contracted us regarding refinancing. Foolishly we thought the process would be pretty easy or at least that is what they led us to believe. No so, it has been a fricken shit show and 90 days into this process we are nowhere.I could use your assistance again. Our current balance is $344,400 and the interest is 4.375%, our credit scores are in the 700’s. They kept saying they have an issue with Jeri’s work history as she was furloughed for 2 months during the pandemic, when back to work and even got a raise. Nothing changed with my employment fortunately. Combined inco...

“A bucket Full of Nuts” On the outskirts of a small Connecticut town, there was a big, old pecan tree just inside the cemetery fence. One day, two boys filled up a bucketful of nuts and sat down by the tree, out of sight, and began dividing the nuts. “One for you, one for me, one for you, one for me,” said one boy. Several of the nuts dropped and rolled down toward the fence. As they were dividing the nuts, another boy came riding along the road on his bicycle. As he passed, he thought he heard voices from inside the cemetery. He slowed down to investigate. Sure enough, he heard, “One for you, one for me, one for you, one for me.” In an instant he just knew what it was. He jumped back on his bike and raced to find someone to tell about what he had heard.Just around the bend he met an old...

If you took on a side hustle last year to make ends meet and earn some extra cash, you may have found a surprise when you filed your taxes. If you did not prepare carefully, you probably ended up with a big tax bill for your troubles, possibly with penalties and interest added on. Given the unpleasant surprises of the past, you may be resigned to a life of higher taxes, all courtesy of the very side hustle you thought would help you gain financial freedom. But before you put away your driving gloves and give up on ride sharing and grocery delivery, you might want to take a second look at your situation. With the right planning and preparation, your side hustle could actually lower your tax bill, giving you an even bigger reason to keep driving, door dashing and doing whatever it takes t...

“Switching Jobs in the Middle of a Mortgage Application? Joe, Not sure what I should do. I have been offered a job from a different company. They have actually been trying to hire me for a couple of years, but now they throughout an offer that is $20,000 higher than I am currently making. I can’t afford not to take the job, but an concerned about our mortgage application. Is taking this job going to screw things up? Lenders need to make sure that the new job will be at an income equal to or greater than the previous employment. The lender will require at least one paycheck and some cases two paychecks to verify the math.
